PET POLICY

The Grundy County Housing Authority establishes the following rules and regulations regarding house pets:

  1. DEFINITION OF PETS

Dogs – maximum of 25 pounds

Cats – maximum of 15 pounds

Bird – small sized such as canaries or parakeets

Rodent – (including rabbit)

Fish or Turtle – (excluding all other reptiles)

  1. LIMITATIONS

One pet per unit will be allowed. Birds, rodents and small turtles are to be caged.

  1. SECURITY DEPOSIT

A pet security deposit of $150.00 is required (in addition to the $100 rental deposit) for dog and cat owners. This deposit will be returned in its’ entirety or in part after determination by the Housing authority of damage to the apartment and/or the building and as described in Paragraph 5 when the tenant moves out or the tenant no longer owns a dog or cat.

  1. VETERINARY CERTIFICATE

Dogs, cats and rabbits must be spayed or neutered and inoculated. Certificates must be presented from the Veterinarian stating dates of spaying or neutering, inoculations and type of inoculation. Cats are to be de-clawed.

  1. WAIVER FOR PET CARE

Two (2) names, telephone numbers, and a certificate in writing from each of who will be responsible for the pet in the event of an emergency, must be presented to the Housing Authority. In the event the responsible party or parties neglect to care for the pet the Housing Authority will place the animal at a local Veterinarian or Animal Shelter at the Tenant’s cost. If after fourteen (14) days no provision for the care of the animal is met the Housing Authority is authorized to have the pet disposed of, the cost deducted from the pet security deposit.

  1. DAMAGE AND TENANT’S LIABILITY

Damage to the apartment, building, grounds is the sole responsibility of the Tenant and must be paid for by the Tenant. The liability applies to carpets, doors, walls, drapes, windows, screens, furniture, appliances and any other part of the dwelling unit, landscaping, or other improvements to Owner’s property. Tenant shall be strictly liable for the entire amount of any injury to the person or property of others, caused by such pet.

  1. LIMIT TO AREA

No animals are permitted in the Community Room, Library, Laundry Room, or Craft Room.

  1. SECURING OF PET

Dogs and cats must be kept on a leash when taken out of the apartment and must be carried through the halls, in the elevator and through the lobby and must be under the control of an adult. No two (2) animals are to be in the elevator at the same time. Dogs must be walked at least once a day. The outer perimeter on the west side of the property and west of the gardens is the only area designated by the Housing Authority for pet relief. All excrement must be removed with the proper utensil used for this purpose and must be disposed of in a proper manner.

  1. FOOD, WATER CONTAINERS

Food and water will be placed in proper containers on a mat in the apartment.

  1. KITTY LITTER

Kitty litter must be placed in plastic bags and disposed of in a proper manner.

  1. BURIAL

No pets shall be buried on the property. In the event of the death of a pet it is the responsibility of the Tenant to dispose of the pet in a proper manner.

  1. DOG RUNS, HOUSES

At no time will dog runs or dog houses be constructed on Housing Authority property.

  1. PET VISITORS

In the event a Tenant cares for a pet of a relative or friend, or a relative or friend visits with a pet, a Certificate of Inoculation, Security Deposit of $150.00 and a waiver for Pet Care must be given to the Housing Authority.

  1. VIOLATIONS

In the event of three (3) violations of the policies, it will be considered “Material Non-compliance of the Pet Agreement” and is grounds for termination of the same. It is the responsibility of the Tenant to dispose of the animal or be subject to eviction.
