Please read the terms, conditions, and rules of this contract carefully before signing. The property you are reserving is privately owned and is situated in a residential community governed by a Homeowners association.

Deposit/Full Payment Requirements:
To confirm the reservation, $500 security deposit will be charged to your credit card. The full rental cost will be charged 60 days prior to your stay. The security deposit, less damages/charges willbe refunded approximately 2-3 weeks after departure date. All security deposits are refunded back to original credit card. The full amount will be refunded if the house is in order, no damage is found, no items are missing and rules and regulations have been followed. Put the house keys back in the lockbox at the end of your stay and the garage door opener in the wooden bowl on kitchen table. $100 fee per each missing key or garage opener. Use spa additives, close spa cover, turn down spa to 90o and lock chain to avoid $25 cleaning fee.Any missing/damaged items will be charged at replacement cost.

Note credit card receipt will state Petsport USA, Inc. on your cc statement.

Arrival/Departure Times: Check-In time is 4:00 P.M and Checkout is 11:00 A.M. Do not arrive/depart outside of the times noted.

Rules and Regulations – extra charges will apply if not followed:
· Garbage pick-up is Friday 9AM-put out garbage no later than 8am. Do not set out garbage before Friday AM and pull cans into garage by 6pm Friday; otherwise TKPOA will assess a $250 fine. Garbage dumpsters at TKPOA Office parking lot at 356Ala Wai Blvd.

· Use trash liner bags for all garbage cans throughout house –bags are inside laundry cabinet. Use black bags for trash cans in garage. Put all garbage from all cans throughout house in garbage bags and then into the garage trash cans. All trash, perishables in refrigerator and coffee grounds must be in garage trash cans prior to checkout

· Parking allows only four vehicles in winter. Two in the garage and two in the driveway – no parking on street due to snowplow

· No Smoking is allowed in the home – Put all cigarette butts in trash –

· No Neighborhood Disturbances/noise after 10pm – South Lake Tahoe and TKPOA ZERO TOLERANCE POLICY $250-$1000 Noise code violation assessed immediately plus $1000 fine from the TKPOA – any fines or violations will be passed to the renter

· Do not burn anything or toss anything into gas fireplace - Cleaning fees of $50 or more will be assessed
· Do not re-arrange furniture – return sofa beds to original position and do not leave sheets on closed sofa beds

· Do not re-wire TV cables – TVs’ upstairs do not have cable and are for use with the DVD, VCR and Gaming systems.

· Do not leave anything on grass due to burn marks

· Do not open owners’ closet

· Clean lint from dryer between each load

· Leave washing machine door ajar

· Keep all skis, sleds or snowboards in garage – do not bring into home

· Hang all wet towels only in bathrooms. Do not leave damp towels on carpet or furniture

· Supervise children and pets at all times especially near dock and water
· No pets on bedding or furniture – all pet waste must be cleaned up and discarded

· Turn heat back to 60 degrees at departure and leave fan on Auto
· Lock and secure all doors and windows and close blinds

· All dishes are to be washed and returned to appropriate cupboards prior to checkout
· Turn off all lights and unplug kitchen appliances

· Turn off gas to BBQ –do not move

· Use spa additives, close spa cover , lock child resistant locks, set spa to 90o and lock chain. Hot tub jets cannot be operated between 10 p.m. and 7 a.m.
· Guests accepting responsibilityfor the property must be 25 years or older, cannot arrive with more than 10 adults (not including children under 10) and all guest names must be listed on the previous page otherwise you will not be permitted to enter the house, and NO REFUND will be issued. Owner will not be responsible for accidents or injuries or for loss of money, jewelry or other valuables during your stay.

Damages: Guests understand the rental property is a private residence and agrees to notify the owner of any loss/damage to the home or its contents during guest’s stay. Properties are inspected after each guest’s departure. Leave the rental in the same condition as upon occupancy. It is the guest’s responsibility to call the property owner to report existing damages. Damages found after guest’s departure will be assumed to be the liability of the guest. Tahoe Keys Property Owners Association:

  1. As this home is part of the TKPOA, vacation renters must follow the rules below as the TKPOA has a ZERO TOLERANCE POLICY regarding the vacation renter actions that constitute a violation of the TKPOA rules:
  2. Exceeding maximum occupancy per Rental Placard (more than 2 people per bedroom + 4 additional people)
  3. Exceeding maximum parking per Rental Placard
  4. Parking in other than designated spaces for the unit being rented
  5. Excessive, disruptive or objectionable noise including making noise above ambient levels after 8 pm on weekdays and 10 PM on weekends
  6. Speeding or making a wake while boating in the Tahoe Keys Lagoons
  7. Indecent Exposure
  8. Drunk and Disorderly Conduct
  9. Destruction of Private Property
  10. Trespassing
  11. Unleashed Dogs
  12. Verbal harassment or threat of physical violence against a TKPOA employee or other Tahoe Keys residents
  13. In the event a complaint is filed with the TKPOA Member Services Department and the complaint is verified, then TKPOA will follow its Governing Documents and will assess a $1,000 (one thousand dollar) fine per occurrence against the responsible property owner which will be subsequently billed to the vacation renter.

Pets: Pets are permitted in home only with prior approval.$15/nt per pet fee applies. Pet owners are responsible for cleaning up of all pet refuse and have control of their pet at all times. Pets are not allowed on furniture. All pets must be house trained, non-aggressiveand up to date on rabies, DHLPP, heartworm preventative and topical flea/ tick repellent to be applied 3 days prior to arrival. The homeowners assume no responsibility for illness or injury that may incur to pets or humans while on the premises. Guest is fully liable for all damages or injuries regardless of security deposit amount.

Cancellations/No Shows:If the rental is cancelled after the deposit is charged to reserve your stay, a $100 cancellation fee will be deducted from your security deposit and the balance of the deposit will be refunded. If the rental is cancelled after the total has been charged 60 days prior to your stay, only the security deposit will be refunded if we can’t re-rent the property. We will try to re-rent the property and will refund any monies for the period the house is re-rented. There will be no refunds due to inclement weather or power outages.

Telephone:Local calls are free. Calls to directory assistance will be billed at $5 per call. Any other phone charges will be billed at the rate on the bill plus a 30% administrative fee.

Television and Internet:Television and Internet service will be provided free of charge for the benefit of the guests. However, they are not considered essential terms of this contract. No guaranteesare being made as to the proper function of these services during your rental stay. If anything should go wrong with either service please contact me for assistance. Do not contact vendors.

Housekeeping and Services:Guests understand that one set of linens, towels and paper products per bedroom and bath are provided. Housekeeper will clean the home, wash and replace all linens. Guest will be responsible to leave dishes, utensils, and appliances clean. All trash to be disposed of in the receptacles provided and all trash to be put inside garage garbage cans. Do not contact vendors’ for service calls as any unauthorized services will be billed to the renter. In an emergency call 911.
Joint and Severe Liabilities:All guests shall be jointly and severally liable for all terms and conditions set forth to this agreement.

Attorney’s Fee:Any controversy, claim, or dispute must be handled through arbitration. In the event of any controversy, claim or dispute between parties hereto, arising out of or relating to this agreement or breach thereof, the prevailing party shall be entitled to recover from the other party reasonable expenses, attorney’s fees and costs.
