Statement of Rental Criteria and Consent Form

Availability / Applications: Applications will be accepted on a first come-first served basis and subject to the availability of the apartment type requested. Applications are to be completed by each applicant. An applicant shall be known as any person(s): Guarantor or occupant over the age of 18 (Georgia) or 19 (Alabama) and will occupy the apartment home.

Guarantor: A guarantor is permitted only in the event an applicant is a full time student.

Guarantors must complete a guarantor form and application and meet all income and qualifying criteria. A guarantor must have an income five (5) times the monthly rental amount.Guarantors are responsible for all monies that come due under the Apartment Lease Agreement, and all terms and conditions of the Apartment Lease Agreement and Addendums.

Pets: Mulberry Properties, LLC will not allow the following breed(s):

  • Pit Bull or mix of same
  • Doberman Pincher or mix of same
  • Rottweiler or mix of same

Pet Fees and Restrictions are as follows:

  • Non-refundable pet fee $300-$500 per pet
  • Weight limit may apply
  • 2 pet(s) max

Occupancy Standards / Household Composition: A household shall be known as any person(s) occupying an apartment regardless of therefamilial status. Roommates must qualify individually and each is fully responsible for the entire rental payment (rent is to be paid in the form of one instrument-money order, cashiers check or personal check(CASH WILL NOT BE ACCEPTED)-and each must execute the lease and all other addendums.

No more than two (2) person(s) shall be permitted per bedroom in each floor plan as follows:

One Bedroom – 2 people

Two Bedroom – 4 people

Three Bedroom – 6 people

If the apartment home has an acceptable floor plan that would temporarilyaccommodate an infant up to the age of 24 months, the in addition to two (2) person(s) per bedroom, your family may also have one infant that is less than 24 months of age.

Application Fee: A non-refundable Application Fee of $ 25.00 Single or $35.00/Marriedshall be paid with each submitted application in the form of certified funds, either money order or cashiers check. The Application Fee shall not be refunded if an application is declined.

Administration Fee: A non-refundable Administration Fee of$199.00 - $649.00shall be paid with each submitted application in the form of certified funds, either money order or cashier’s check (based on applicants’ credit screening results).

Qualifying Criteria: In approving an application for residency all of the following criteria are required:

Credit Check: An unsatisfactory credit report can disqualify an applicant from renting an apartment home. An unsatisfactory credit report is one which reflects current bad or delinquent debits, liens, judgments and/or bankruptcies. If an applicant is declined for poor or lack of credit history, the applicant shall be notified of the name, address and telephone number of the credit reporting agency from which the information was obtained. Falsification of any information provided on the application will automatically deny any applicants right to residency and occupancy.

Income / Employment: All applicants will be required provide proof of income. Proof of income shall be in the form of 2 most current payroll check stubs, 2 most current bank statements, most recent tax return as filed with state and federal government, Federal W-2 documents and /or Federal 1099-C document. An applicant should be able to show proof of a gross monthly income of two and a half (2 ½) times the monthly rental amount. Allowances for inconsistent income such as alimony, child support, commissions and / or Student Loans for living expenses will require written verification. Applicants must show at least one (1) year stable employment history, with income meeting designated requirements. Failure to provide required documentation of income will decline the application and forfeit all monies.

Criminal Background Check: A criminal background check shall be conducted on each applicant. Any criminal background check that reveals past criminal behavior or criminal history will result in the applicant being declined and may affect the approval process of other applicants in that household. Mulberry Properties, LLC reserves the right to reject the application of any individual or household whose residency would constitute a direct threat to the health or safety of other individuals or whose residency would result in substantial physical damage to the property of others.

Personal Liability Coverage: Each approved applicant will be required to provide management proof of current personal liability insurance coverage in the amount of no less than $50,000 before keys will be released from management to resident. A copy of the insurance declarations page will be placed in the resident’s file and must remainin effect for the entire term of the lease.

Identification and IdentityVerification: Each applicant will be required to provide management with a current pictured Federal or State issued Identification Card at move-in. A copy of each applicant’s identification card will be placed in the file to insure the correct person is occupying the apartment home and to verify the signature on the Apartment Lease Agreement and Addendums.

If at any time management learns or is informed that an applicant has misrepresented him or herself or committed identity theft, the Apartment Rental Agreement shall be terminated immediately and the appropriate authorities will be notified.

I hereby consent to allow Mulberry Properties, LLC through its designated agent and its employees to obtain and verify my credit information and a criminal background check for the purpose of determining whether or not to lease an apartment to me. I understand that should I lease an apartment, Mulberry Properties, LLC and its agent shall have a continuing right to review my credit information, rental application, criminal background, payment history and occupancy history for account review purposes and for improving application methods.

I have read, understand and agree to abide by the qualifications for the application process. I understand that if my application is not approved, I will forfeit my application fee. I also understand that the application fee and administration fees are non-refundable if for any reason I cancel my approved application after twenty-four (24) hours.

I hereby affirm that I have read and reviewed a copy of the Statement of Rental Criteria and Consent Form along with the application. I understand that a signed, executed copy of the ApartmentLease Agreement and Addendums will be given to me upon taking occupancy.
