Village of Lowellville Industrial Park
The Village recently secured a grant for $500,000 through the Appalachian Regional Commission to begin the first phase of extending McGaffney Avenue for the development of an industrial park. Design is underway and the construction of the first phase is due to be complete spring of 2018. The total cost estimate to extend the road (60ft ROW) 1,700-ft and will include water and sewer infrastructure is $1.723 million.
The property is presently zoned for industrial / business development, and has the ability to offer expansion opportunities. This former Sharon Slag Steel property has two property owners; MM & LM Properties LLC which has two vacant parcels equaling 8+ acres. The site is partially cleared, and owner has had a recent environmental phase 1 and 2 review completed (2016). Second owner has a 356 acre site, 32 acres have had environmental studies completed. This property is nearby the Norfolk Southern Railroad tracks and is within a walkable Downtown Central Business District and close to the Mahoning River.
The Village of Lowellville has designed an attractive incentive grant program to aid in their business attraction efforts and are actively pursuing occupants for their new park.
The Village has reached out to the Business Resource Network rep. Joe Matesek at the Workforce Policy Board for employee training funds, (the business has to promulgate this) and has met with Melissa Frank, of Ohio Edison for assistance to the business on utility extension costs.
The Village is reviewing several programs to aid in the completion of the Industrial Park improvements.
The plan is to work with ODOT Jobs & Commerce Div. JobsOhio, and ODSA to support cost for the remaining improvements, funding is tied to job creation.
