The following is an overview of the architectural specifications listed in your covenants. You can find the specific regulations in your covenants in Section VI-Architectural Control, and in the 1st amendment. The following list of requirements is only a quick overview for you to use. Please refer to your covenants to make sure that your structure complies with the requirements found within the architectural control section. Please make sure your architect and builder have copies of your covenants. It is the ultimate responsibility of the homeowner to make sure that your home is built with accordance with the covenants. Compliance with the architectural guidelines will enhance your subdivision, and help your property value.
Overview of Guidelines
All lot owners are required to pay a one time $500 assessment fee for architectural review. Failure to approve or disapprove your plans within 60 days of submission deems your plan approved. Submitted plans should include elevation, floor plan, brick color, brick size, roofing materials, etc.
A lot owner has 24 months after closing date to begin construction of house. Once construction begins, you have 1 year to complete.
Foundation: must be at least 24” above finished grade elevation
Square Footage: 4,000 heated square foot minimum, with a minimum of 2,500 heated on ground floor
Garage: 3-car minimum, 5 car maximum
Ceilings: 10’ minimum first floor, 9’ minimum second floor, smooth throughout
Exterior Walls: 90% minimum brick or stone masonry. Siding must be of concrete composition material and 4” or 8” wide. NO sheet siding or stucco board
Chimney: Brick or stucco veneer
Brick: NO king size brick allowed.
Windows: MUST be true divided or simulated light windows (or windows with grids) where visible from the street. NO snap in grids! In addition, these restrictions apply: NO aluminum, NO finger joint. These are the only acceptable windows: solid wood, aluminum clad wood, or vinyl clad wood
Roofing: Dimensional shingle (or architectural grade) only
Columns/Railings: must be one of the following: wood, fiberglass, stone, iron, or cast products
Shutters: (If your plan calls for shutters) must be paneled, plank, or louvered made of wood or approved synthetic. Louvered shutters must have a 2” minimum width blade.
Flashing: all flashing that faces the street must be copper
Driveway: must be either concrete (4,000 psi limestone), exposed pea gravel, or brick pavers. A brick header made of brick materials, stucco, or stone must be constructed at drive entrance.
Mailbox: subdivision prototype approved by ARC must be used
Utilities: all utilities including phone, cable, and electric must be buried from service point to house
Portable toilets must be established for use during construction
Landscape: Collierville Gardens will have the following regulations:
- front yard must be sodded
- back yard may be sodded or seeded
- 6 trees must be planted upon your lot, with a trunk minimum diameter of 3 inches
- a minimum of $1500 must be spent on landscape (exclusive of sod and seed)
- no removal of any tree with a trunk diameter of 12 inches or more unless approved by ARC
