.1A package was handed out to all bidders at the site review on Friday, August 14, 2009. The package, referred to as the Construction Manager’s Requirements, has also been added to the architect’s website and is available for viewing and downloading. The Construction Manager’s Requirements are to be included as part of the “Tender Documents”, identified in the specifications, under Instructions to Bidders, Item 1.3, #1.

.2Demolition Insurance is required by the successful Demolition Contractor. Include in the policy the names of the Owner, the Construction Manager and the Architect, as additional insureds, along with the Demolition Contractor. Proof of insurance is required from the successful Demolition Contractor before work on site by the successful Demolition Contractor may commence.

.3The work is to be performed in several stages; it will be essential that each stage is completed before the following stages are commenced, except only where otherwise noted, as follows:

Stage1: Removal of designated substances.

Stage 2:Create hole in the first floor of the existing single storey building, directly over the proposed new electrical room, as required.

Stage 3:Construct the electrical room, including new strip footings, concrete block walls and poured concrete roof structure. The work of this stage “by others”.

Stage 4:Demolition of the building additions and selective demolition within the existing building to remain, as noted on the drawings. Selective demolition can start once the designated substances within the building are removed.

.4In order to accommodate the above staging, it is expected that the actual period for demolition from start to finish will be fourteen (14) weeks, providing a period of two (2) weeks for work “by others” to construct the electrical room, in lieu of the eight (8) weeks originally identified in the specifications, under Construction to Bidders, Item 1.19, #2.

.5The building will be opened by the Architect on Friday, August 21, and again on Monday, August 24, for anyone wishing to view the interior of the building. Interested bidders may view the building on those dates by calling the Architect at 705-876-6548 or 705-875-4846 and by making suitable arrangements. Anyone wishing to submit a bid must have viewed the building at least once prior to submission of their Tender.

materials. Assuming a depth of 400 mm (approximately), fill area, where materials are removed with 200 mm of sand and with 200 mm of topsoil; and bring the level of the finished grade up to the existing grades, level with the adjoining grades and maintaining all existing slopes.

.7The Specification to be used with the Tender Package is dated August 2009, (Revised August 14, 2009).

.8The Designated Substance Survey consists of forty (40) pages.

.9Where the buildings are demolished and removed from the site:

.1remove all foundation walls down to at least 1.2 m below finished grade.

.2break up the existing concrete basement floor to be left at these locations for drainage into areas approximately 1.5 m x 1.5m in size, maximum.

.3fill in the holes of the basement areas and crawl spaces with granular B to a height of 400 mm below the finished grade. Compact the granular B to 98% SPD in 300 mm lifts. Fill the remainder of the holes with 200 mm of sand and with 200 mm of topsoil; and bring the level of the finished grade up to the existing grades, level with the adjoining grades and maintaining all existing slopes.

.11Hoardings, fencing, guard rails and barricades, both inside and outside of the building, are to be provided, erected and maintained by the Construction Manager.The Construction Manager will provide and maintain a silt fence along any drainage area to filter silts and to prevent soil erosion from entering the City’s storm sewer system.
