Project Description

Renovate bathrooms, replace vanity and paint walls and ceilings.

NOTE: Contractor to provide a Full Time Project Manager dedicated to this job.

Scope of Work

Plumbing

1.  Remove 156 toilets to make way for new flooring. Toilet to be stored in bedroom on cardboard and plastic. Install 1-1/4” caps on flush valves to prevent leaking.

2.  Install new diaphragm kit (Zurn 3.5 GPF model P6000-ECA-WS) in all flush valves.

3.  Install toilet after flooring has cured. Use a wax ring without the plastic insert. Care is to be taken to provide a neat and even bead of tub and tile caulk around the perimeter of toilet.

4.  Remove all shower heads and save. Install temporary cap on shower stems. Caps provided by University. Replace shower heads after epoxy work is complete. Return caps to University.

5.  Replace shower drain strainer with new. Existing strainers to be removed before epoxy coating is applied to shower floor. New strainers to be installed after epoxy work is complete. New strainers to match existing.

6.  Remove 310 existing vanities as per attached schedule. Calking should be scored and caution taken not to damage any walls. Area should be kept dry at all times. Cleanup of any leaks or spills is the responsibility of the contractor.

All demolished materials, (vanities, vanity tops, back splashes, sinks, drains, valves, piping etc.) are to be removed from the building and disposed of off campus.

7.  Remove and replace all drain pipes back to the vertical pipe in wall. New drain pipes to be 1-1/2”sch.40 PVC. Install 1-1/2” PVC sch.40 P-Trap, L-A style high slip joint with union nut and sweat outlet.

8.  Replace all supply valves at vanity with Angle Stops - Brass Craft R-19 (or equal)

9.  Purchase 320 and install 310 vanity faucets of the following description……

Moen, Eva Collection Model#6410, Faucet, Bathroom Sink, Two Handle, Crome, 4” Center Set Design, ADA Compliant, Brass Pop-up Drain. Provide and install Braided Stainless Steel Supply Hoses.

10. Provide and install pipe escutcheon rings for drain and both supplies to vanities.

11. Replace ALL internal parts to existing Symmons shower mixing valves. See attached for part numbers. This work to take place AFTER the epoxy work has been completed. Suggested vendor for these parts is

Electrical

1.  Remove existing light fixture and discard. Install JB flush with ceiling for new surface mounted light.

2.  After ceilings have been patched at new light location, install Utilitech Pro12.598-in W White LED Ceiling Flush Mounted light.

Bathroom Floors, Walls and Ceilings

1.  Remove existing tile base in shower only.

2.  Strainer for shower drain to be removed and replaced.

3.  Bathroom floor, shower pan, shower curb, shower walls and remaining tile base on bathroom walls to be coated with Everlast Epoxy Floor Covering. Product to be 3/16” thick, troweled in place 100% solids epoxy with a quartz and marble chip aggregate. (color TBD) Suggested vendor for this epoxy work is…

4.  Bathroom walls and ceilings to be patched and prepped for paint. Paint with Sherwin Williams ProMar 200 semi-gloss. Color TBD.

5.  Provide and install new exhaust grille

6.  Provide and install new Stainless Steel shower curtain rods and Stainless Steel End Flanges. Rods to be a minimum of 1” in diameter. Provide technical spec’s with quote.

NOTES:

1.  Contractor must be certified to install for the type of epoxy floor system that is being proposed in accordance to manufacturer’s recommendations. Evidence of certification will be required and shall be submit with their bid. Failure to furnish an authorized installer certification may result in declaring your bid as non-responsive.

2.  All remaining areas (rooms, halls, stairwells, lobby, etc) are to be kept clean and

free of but not limited to; dust, paint, epoxy and general construction debris.

Any damage resulting from this contract will be the responsibility of the

contractor to correct.

Student Rooms

1.  Provide and install 310 new vanities with sinks. See attached Scope of

Work for vanities and attached Specification for vanities. Suggested vendor for the construction and installation of the vanities is listed below.

2.  Remove mirror over vanity and discard. Patch wall and prep for paint.

3.  Install new mirror after painting is completed. New mirrors provided by University.

4.  Remove window blinds and discard. New blinds by others.

5.  Provide and install 8” (+/-) vinyl door frame guards by InPro at bottoms of bathroom door frames. See attached template and contact info for pricing.

A.  Scrape, sand and remove any loose rust.

B.  Apply ospho rust treatment. Let cure for 24 hours.

C.  Paint door frame.

D.  Install vinyl door guards after epoxy work is complete.

6.  Remove and discard closet door track from ceilings in rooms on the 2nd through 6th floors. Ceiling patching by others.

7.  Cover recessed closet track in 1st floor rooms with ¾” x 4” plywood strip. Paint by others.

8.  Room walls and ceilings to be painted by others.
