Building Plans:Must be approved by ACC prior to start of construction.

Maximum % of Lot Coverage 35%. Maximum height of 35 Feet.

Willandra Way:Only single story or transitional two story homes along Willandra.

Body & Trim Color:Earth tones including subtle blue & grey. Must have ACC approval prior to start of construction.

Roofing:20-year composite - (weathered wood or black).

Masonry:Each house shall include some brick, stone, stucco or other distinctive feature on front exposure (e.g. a 5-foot deep front porch).

Setbacks:Front (& side) Street:20 Feet (20')

Side (story)**:5 Feet (5')

** “One story shall mean 15 feet in height and 1 additional foot of side yard shall be provided for each 3 feet of additional height over 1 story up to a maximum side yard of 10 feet (10’)” (Ada County 8-5-7-3).

Light:Each home shall have two lights on garage face. Lights are to be photosensitive and not switched.

Landscaping:Front yard required within 30 days of house completion. Submit plan to ACC for review. Sod or seasonal hydro seeding in front, sod or grass seed on side and rear. Minimum of one 1½ caliper deciduous tree or 5’ (when buried) evergreen; four 5-gallon plants and eight 1-gallon plants.

Sprinklers:Front yard shall have automatic underground sprinkler system within 30 days of house completion. Strongly encourage side and rear yards also be automatic.

Irrigation System-Subdivision:Pressurized irrigation water will be provided to each lot on a rotating schedule. Dual hook-up to both City and irrigation water requires compliance with United Water standards (an RP value and annual inspection). Strongly recommend installation of a cleaning screen and a one-way check valve at each lot's connection to the subdivision system. The subdivision system is not foolproof and each homeowner is not guaranteed 100% of irrigation season.

Fences:Six foot cedar shall be the standard. Front “wing” fencing required within 30 days of house completion. Street face of fence is to be stained. Must have approval of the ACC before constructing.

Vehicles/campers/boats:Subject to ACC ruling. All trailers, mobile homes, large trucks, boats, campers, tractors, when not in use, to be kept in enclosed structure or screened from public view (maximum height above fence is 3 foot). Fence height is restricted. At no time are the above allowed to be parked on public right-of-way.

Satellite Dishes:Visible 18” dishes (from public right-of-way) are prohibited unless approved by ACC.

Outbuildings:Subject to ACC approval. Limit one per lot. Maximum of 300 Square Feet.

Homeowner's Association:Initial Set-up Fee:$150.00

Annual Dues:$180.00
