GARAGE AND CAR PORT ADDENDUM

In consideration of the execution or renewal of the Rental Agreement for the dwelling unit identified in said Rental Agreement, Agent for the Owner and Resident(s) agree to the follows:

Property:______for the Owner agrees to lease ______garage parking space(s) known as space number(s) ______to the Resident(s) dwelling in Apt#______ commencing on______and ending on______. The Garage Addendum shall automatically terminate on the date of residency termination. Resident(s) agree to pay Cornerstone Managed Properties the sum of $______per calendar month for the use of the garage parking spaces(s). Resident(s) agree to the following provisions:

Ø  Resident(s) agree that the garage parking rent, which shall be considered part of the monthly rent, shall be due and payable in full with the monthly suite rent.

Ø  The Resident(s) agree that the garage parking space(s) shall be used for the parking of the resident’s vehicle(s) and for no other purpose including, repairing or washing of the vehicle(s). Noncompliance may result in the vehicle(s) being towed from the garage at the owner of the vehicle’s expense.

Ø  Any abandoned, inoperable vehicles, or vehicles with expired license plates parked in any garage or parking lot area will be towed at the owner of the vehicle’s expense.

Ø  All vehicles parked in the garage must have a posted parking sticker on the windshield.

Ø  Cornerstone Managed Properties. assumes no liability for the Resident(s) vehicle(s) while parked in the garage or in any part of the premises. Cornerstone Managed Properties assumes no liability, including but not limited to; water damage, theft, fire, vandalism or negligence of the Resident’s vehicle(s). Any personal property left within a vehicle is done so at the risk of the owner of the vehicle and Cornerstone Managed Properties assumes no liability.

Ø  Should an employee of Cornerstone Managed Properties assist the Resident(s) or take part in the parking, moving or handling of the Resident’s vehicle or other property entrusted to the employee for any reason whatsoever, the employee shall be an agent of the Resident(s) and not Cornerstone Managed Properties. Cornerstone Managed Properties shall not be liable or any other person for the acts, negligence or omission of such employee in connection therewith.

Ø  The Resident(s) agree that there will be no sub-letting of the garage space(s).

Ø  The Resident(s) agree to close and secure all doors to the garage that he or she opens.

Ø  The Resident(s) acknowledge that they have been given a key, opener, or key fob to enter the garage area. The Resident(s) authorize Cornerstone Managed Properties to impose a charge in the event that a key, opener or key fob is lost, stolen or if the Resident(s) fail to return the key, opener or key fob upon termination of the Rental Agreement.

Ø  Cornerstone Managed Properties shall have full authority to the assignment of garage parking space(s). In the event the Resident(s) Park a vehicle in a space other than the assigned space, Cornerstone Managed Properties will have full authority to have the vehicle towed at the owner of the vehicle’s expense.

This Addendum is hereby incorporated into the Rental Agreement executed or renewed this day by and between Agent for the Owner and the Resident(s).
