Regency Point Condominium, Inc. Homeowners Association Meeting

Call to Order

The Regency Point Condominium, Inc. meeting was held at the pool deck of Regency Point Path, in Lexington, Kentucky on Thursday,June 7, 2012. The meeting convened at 7:01pm withVice President Joseph Taraba, Secretary Maggie Wilson, and Treasurer Janet Cox.

Other Members in Attendance

Carole DeLeo, Virginia Smith, Chris Burlile.

Members Not in Attendance

Neeley Buhr, Jennifer Ebert.

Also Present were

Glen DellaValle of DellaValle Property Management.

Approval of Minutes

Maggie Wilson presented to the Board the minutes of the May 3, 2012 meeting to the Board for approval, whereupon motion duly made. Motion carried.

New Business

Janet Cox, Treasurer, is to contact Robin from Signs Now for a price quote for two signs that state “cross traffic does not stop” to be placed beneath access road stop signs.

Pool bathroom keys are to be copied by Glen and available at the DellaValle Management office. This will information will be included in the next newsletter. There will also be a sign placed on the pool bathroom door providing this information.

Glen will ask the owner of the laundromat to move the sign. It will be suggested to be placed closer to Nicholasville Road.

Maggie Wilson, Secretary, requested tax return information. This information is also available in the office of DellaValle Management.

Unfinished Business

Robert, the lawyer of Fowler Bell PLLC, would like to meet to show the board the outline of action and money requested and bills to be reimbursed by previous property manager.

There is about one more day, total, to fix remaining fences. Fences have not been inventoried for current status, Glena and his crew is to do this soon.

Glen would like Neeley and Joe to meet to get together to put into exact wording suggestion for fences.

By next meeting, per Glen, the fence issue should be finalized.

The repair crew was unable to follow through will painting stop bars on the access road, parallel to Nicholasville Road. They were stopped by law enforcement when painting them. Glen is to contact the traffic department and Joe Gravis (possible owner of McDonald’s).

There is no update on the reimbursement from the city about the sink hole.

There is a light project by Kentucky Utilities involving three lights.

Glen is to set up an appointment with Kentucky Water to look at the water meters.

Glen is to give a copy of the pump filter repair to Janet Cox, Treasurer.

Janet Cox, Treasurer, has requested to move a dog bag pole. She is to place a flag where the new location is suggested

Glen is to get a price quote on wood to potentially place a wood fence on the chain-link fence in the back of the property near the turn of The Reserve.

Announcements

Our insurance has been updated (with appropriate unit numbers and including The Reserve); however, a copy of declaration has not yet been sent to DellaValle.

Sales packets have been created; they are to be requested by the realtor. It is located on the LBAR website, stating to contact DellaValle Management to receive this information.

The landscapers will be by within the next week to trim bushes and prune trees.

Glen has unlocked the second gate door at the pool!

July 5, 2012 at 7:00pm at the Regency Point pool deck isthe fixed time, date, and locationof the next meeting. The June 7, 2012 meeting was adjourned at 8:22pm.
