AGREEMENT: The Owners and the Renter agree as follows: Above Renter is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.

SECURITY DEPOSIT: Your security deposit is fully refundable within 30 days of termination of occupancy provided the real and personal property are in the same condition as when occupancy commenced and all the terms of this agreement are met. Renter is liable for all replacements and repairs that are outside what is considered normal wear and tear.

DOWN PAYMENT: The down payment is due WITHIN 7 DAYS of making your reservation. FAILUR TO RECEIVE YOU MONIES WITHIN THE 7 DAY PERIOD MAY RESULT IN CANCELLATION OF YOUR RESERVATION

This price includes up to ____ guests. 50% deposit is required via Check or Wire Transfer. The balance is due 60 days prior to your arrival unless booking is less then 60 days out. We do recommend getting travel insurance through TravelGuard.com to protect against Acts of God out of your control.

CHECK IN/CHECK OUT: Check out is before 11:am and Check in is after 3:00pm. Early Check in may be available at a cost of $50 payable upon arrival. Please let us know if you are wanting an early check in and what time it might be.

MAINTENANCE: Our Villas are maintained in the best condition. However, should any problem arise while you are in the property please notify the caretaker. He will have it fixed ASAP. We strive to make your holiday hassle free.

GUEST RESPONSIBILITIES: Treat the property like you would your own, with respect. Any damages to the property or lost items will come out of your security deposit. No unregistered guests are allowed to stay in the Casa. Gests are responsible for the property, its contents and themselves and all other guests during occupancy. Please leave all keys and remote controls at the location. A $50 hour fee will be charged for each hour (or portion thereof) past the required check out time. A $50 per item fee will be charged for each lost key.

CLEANING: Each property will be inspected, sanitized and cleaned after your departure. The renter is responsible for leaving the Casa in the same condition they rented it in including washing all towels before departure.

WHAT WE SUPPLY: The property is equipped and set up as fully furnished property that will include bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen, TVs, high speed internet access, furnishings, BBQ grill, and outdoor furniture.

RENTERS LIABILITY: Renter agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Renter or Renters guests, including but not limited to, landscaping, misuse of appliances, and /or equipment furnished. If damages are in excess of the security deposit being held, Renter agrees to reimburse OWNERS for costs incurred to repair/replace damaged items.

SLEEPING CAPACITY/DISTURBANCES: Renters and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: (A). Occupancy exceeding the sleeping capacity stated on the reservation confirmation. (B). Using he premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. (C). Causing damage to the premises rented or to any of the neighboring properties. (D). Any other acts which interferes with neighbors’ right to quiet enjoyment of their property.

HOLD HARMLESS: Owners, Officers, Partners and Trustees do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will OWNERS accept liability for any loss or damage caused by weather conditions, natural disaster, acts of God, or other reasons beyond its control.

DECKS AND DOCKS: The undersigned is fully aware that the deck and dock can be dangerous, the deck/dock can be slippery when wet, and the injury is likely to occur to anyone who is not careful. Renters should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, to undersigned accepts and assumes all risks involved in or related to the use of the deck and dock areas.

ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully release and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owners, Officers, Partners and Trustees free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

ELECTRICITY : Electricity is Mexico is very expensive, the price quoted allows for normal use of electricity for lighting and running of A/C units. Renters agree to keep A/C units off when not in the room or when window are open and will not run the A/C units below 22* C

REMEMBER THAT YOU ARE RENTING A PRIVATE HOME. PLEASE TREAT IT WITH THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN HOME.
