Posted on the Brennan Estates web site is a form to complete that includes resident’s name, street address, and e-mail address. By transitioning to an electronic copy of the newsletter, the Board hopes to keep residents informed more quickly and frequently while saving money on printing, postage and being a little bit more environmentally friendly.

HALLOWEEN – TRICK OR TREAT

Please Be Safe

Slow down when driving through the neighborhood on October 31st being mindful of children out trick-or-treating. Parents should ensure that children have flashlights or reflective gear to be visible. Residents who welcome trick-or-treaters should turn on front porch lights. Those residents who chose not to participate are encouraged to turn off their front porch lights that evening.

PROTECTING BRENNAN ESTATES

Please remember that the playgrounds and other common areas are closed from dusk-to-dawn. Any person “hanging out” in these areas after dark is considered a trespasser. Any resident who observes people trespassing in the common areas is encouraged to report this activity to the non-emergency phone number at (302) 573-2800, or to call 911 in more serious situations. Residents may also email a tip to the police by visiting: http://www.citizenobserver.com/cov6/app/webTipForm.html?id=3376.

Finally, residents may submit anonymous tips to the New Castle County Police from cell phones by sending a text message with the“NCCPD”followed by the tip, to 847411 (TIP411) .

Residents are encouraged to report the use of off-road vehicles in the common areas to police.

HOMEOWNERS’ ASSESSMENTS

If you have not paid your 2012 assessment, you are delinquent. A list of delinquent properties can be found on our web site at: http://www.brennanestatesassociation.org/delinquent.php

Please review the list. Homeowners who have not paid should expect to have a lien placed against their property.

DOG WASTE

Please respect Brennan Estates open property as well as your neighbor’s property by picking up your pet’s waste. The Maintenance Corporation has provided blue plastic bags and waste containers throughout the development for making cleanup after your dog easy.

SOLICITATION

COMMON DEED RESTRICTION VIOLATIONS

PROPER STORAGE OF TRASH CANS - The most widely violated deed restriction remains the improper storage of trash cans. Leaving garbage and recycling containers in front of a garage throughout the week is a deed restriction violation.

Section 3(g) of the Community Guidelines provides that: “Garbage, trash and other refuse should be kept in tight, enclosed containers stored out-of-sight except for collection and removal purposes. Such containers should not remain outside for collection and removal purposes longer than twelve (12) consecutive hours.”

EXTERIOR CHANGES - Before spending money to change the outside of one’s property, a homeowner must first submit the proposed change to the Brennan Estates Architectural Review Committee.
