The concrete restoration is progressing according to schedule on buildings 18 & 19. Building 18 is complete with the exception of reinstallation of the patio partitions and the railings. The engineer has recommended replacing all the partitions rather than rebuilding them as there was considerable deterioration of the framework and the hardiboard siding on all the partitions. Our contractor, CPS, is bidding out the construction of the new partitions. Building 7 will be the next building worked on and it is anticipated that work will begin the last week of this month.
Our contractor was asked to submit an additional work order for repairs to the walkover and stairs to building 9. The membrane of the walkway to this building is in terrible shape and repairs over the years have not been effective as water always seems to penetrate under the membrane causing leaks to the units below. The contractor has estimated the repairs to be $17,000 which is in line with the other walkways and staircases of the 4 buildings currently being worked on. This work will be done after the 4 buildings that were scheduled for this year have been completed.
Our new landscaping company, Austin Outdoor, has completed a landscaping facelift to the office and clubhouse building. New shrubs, annuals, and palm trees were added with coquina and lava rock installed as ground cover.
The refurbishment of the walkovers is also progressing well with the first 3 phases being completed. Phase 4 will be started in the near future. Everyone who has seen the new walkovers has complimented on the quality of work and their nice appearance.
A tropical storm blew through our area on the weekend of October 7-9. Winds in excess of 50 mph were reported and Summerhouse suffered relatively minor damage. Several buildings lost some shingles and our roofing company was on the job the following Monday replacing them. While the roofers made their repairs, they also checked every building’s roof for loose shingles and made minor repairs where necessary.
We have received back over 112 survey responses from owners. This represents a 44% return percentage which is outstanding for such a request. The feedback has been very positive and many useful suggestions have been made. The board of directors will use this information when considering future financial and project decisions.
