#002, FALL/WINTER ‘07

OH THE WEATHER OUTSIDE IS FRIGHFUL:

Well not frightful but it’s starting to get cold sooooooooo…IT’S TIME, IF YOU HAVEN’T ALREADY, TO DRAIN THOSE OUTSIDE FAUCETS AND AVOID HIGH PLUMBING REPAIRS. It seems that every winter some residents forget and those pipes burst on below freezing days. If you like, Tony DeLauro, #43, will review the best procedure with you. Also, it might be a good time to have your chimney, air ducts and dryer duct cleaned.

PLEASE, PLEASE

Be more conscious of parking during the winter and move your cars into your garage, driveway and available notches when snow is expected. This facilitates snow removal and will insure that no one slides into your car on an icy street…BE MINDFUL OF THIS THE NIGHT BEFORE SNOW IS EXPECTED.

Also, It is strongly requested that you avoid parking a car across from another resident’s driveway. We don’t have a doublewide street and it becomes difficult to back out of a driveway. If a neighbor does this regularly, you might just ask if they’d be more considerate to you.

Oh…remember commercial vehicles and trucks are prohibited from remaining in the complex for extended periods.

FACTOID (OR, IN THIS CASE: NAVETOID).

The area we live in is called the Buttermilk Valley. Not important but it sounds nice when people ask where you live…”…Oh we live in the Buttermilk Valley section of Navesink…”

BY THE WAY

You may have notice that we had a somewhat aggressive trimming done to many of the overgrown trees this summer. We plan to touch this up and are discussing attention of this kind to the back of the units in the spring. Also we did some reseeding. “The greening of the Estates”

There were several very nice new landscaping projects during the summer. If you are planning to do some fresh landscaping in the mulched area around your unit or your rock garden, remember you must get approval from the board and we require that you use shrubbery and plantings that are common to the community. NO TOPIARY and or unusual, exotic plantings. Let’s preserve the natural beauty.

SHAKE RATTLE AND ROLL…. WE FLEXED OUR MUSCLE

At the request of the Nolan’s, #33, we sent a letter to the developers of the construction across route 36 alerting them to our displeasure with the disruption to the peace in our community and our concerns about the possible compromise to the security of the highway. The contractors did a regrade to their water run off but we’re still not happy with the development. We’re keeping our eye on them. Note, by the way, that two ball fields will be installed in that area as well.

Love is all around

The summer picnic was one of our best in many years. Seems we have a renewed sense of community and spirit around here. We met several of the new neighbors and new recipes. The food (oh those brownies!!!) was terrific and we can thank Edythe Daly for pulling together a great time for all.

Now for the Holiday extravaganza: Thanks to Carol Sidun, we’re going in style for the Holidays when we all gather at Nauvoo in Fair Haven for an “elaborate cocktail party…. A special evening and we deserve it. SUNDAY, DEC. 16TH 4-7PM. Call Carol, #68: 732-291-8954 or get in your reservation.

Little reminder: Try to use discretion with decorations for the holidays. We have a mixed faith community and over doing it may be a bit much for non-celebrants. Festive is good but we like to maintain some style and balance at The Estates. Please don’t overdo the outside trimmings.

CORRECTION:

In the last Newsletter we advised we reside in district 28. In fact we are in election district 29, Zone G. Thanks to Carol Ann Campi for catching this. Bottles go on 2nd Friday, newspapers on 4th Friday

HERE ARE A FEW REPEATS AND NECESSARY REMINDERS

We don’t want to go to the dogs!!!

Many residents have become conscientious about keeping their dogs on a leash but we don’t have 100% compliance. We have non-dog owners fearful of unleashed and loose running dogs. Some avoid walking around the complex because of that fear. AND there’s at least one child who will not ride their bike around for the same reason. This is not acceptable. Also, YOU MUST pick up after your dogs. Dogs can’t read the rules so we rely on you. Picking up your dog evacuations and throwing them into the woods doesn’t count. A box of Baggies at your front door could serve as a reminder.

Satellite dishes CANNOT BE ATTACHED TO THE ROOF AND THEY MUST BE AFFIXED TO THE REAR OF THE UNIT. YOU MAY HAVE THEM ATTACHED TO THE CHIMMNEY. Board approval required in advance.

DID YOU KNOW

The memorial park on the top of the hill at the eastern end of Navesink Ave., across route 36, is the highest point overlooking the Atlantic Ocean on the entire east coast of the U.S. No kidding!!!

ONGOING ASSOCIATION PROJECTS:

The board continues their monthly meetings reviewing, among the many other responsibilities, continued increases in normal things like insurance, repairs, grounds, etc. We are also considering the replacement of ourChimney caps. We are also beingprudentaboutmaintaining adequate reserve fund levels as we under take road repair project in spring and other unforeseen needs.

HAPPY HOLDIAYS: SEE YOU AT THE GATHERING, DEC. 16TH.

Til then…

PS: Please remember the association board is comprised of volunteers from our community, not employees…feel free to offer your help when you can and if you like…
