The regular meeting of the Hammonton Planning Board was called to order this date by Chairman Edward H. Marinelli, in Council Chambers at 7:30 p.m., with the announcement of the Sunshine Law and fire exit procedure. The Pledge of Allegiance was recited. The meeting was televised.

ADOPTION OF MEETING MINUTES

Mr. Gribbin made a motion to approve the meeting minutes of the Hammonton Planning Board for March 4, 2015 as received. Mr. Hozik seconded the motion, which carried unanimously.

At this time Mr. Gribbin recused himself from participating in the Redevelopment Report submitted by Kevin Dixon. He wished everyone a Happy Easter and Passover.

Chairman Marinelli designated Alternate #1, Elsie Baez as a full voting member for tonight’s meeting.

Mr. Malinsky stated that a settlement agreement has been proposed concerning the WaWa application. He said Mr. Dixon was authorized to prepare a study on the parcels concerned. He said a public hearing will need to be conducted within 30 days.

REDEVELOPMENT STUDY

Mr. Dixon submitted the Redevelopment Study for the board’s review. On

February 23, 2015 Mayor and Council authorized the Planner Board to direct him to perform an investigation of the delineated area of Block 3502, Lot’s 1 & 2, and Block 3607, Lot’s 2 & 3 at the corridor of South White Horse Pike, Rt. 206 and Bellevue Avenue. The area consists of an abandoned gas station, the Midway Office Complex, an auto repair shop, and a Sprint store. It is situated in a very busy highway commercial district. The report has photo’s showing existing conditions, which shows among other conditions as abandonment, obsolescense, underutilization and code violations. He said the properties come up short on the 2011 Master Plan Re-examination report. An overlay zone is considered and not imminent domain.

Mr. Malinsky stated the board will conduct a public hearing on May 6, 2015, at the regular Planning Board meeting and notice of the public hearing will be sent to present land owners of the parcels.

He said legal notice will be published in the local newspaper for two consecutive dates, April 15, 2015 and April 22, 2015 for public comment.

MOTION

Mr. Hozik made a motion to conduct a public hearing on May 6, 2015 at 7:30 p.m. for public comments on the Re-development Report dated April 1, 1015 by Kevin Dixon. Mr. Capelli seconded the motion, which carried unanimously. Mr. Gribbin did not vote in this matter.

ADJOURNMENT

Being no further business, Mr. Pherribo made a motion to adjourn this meeting of the Hammonton Planning Board. All board members agreed.
