Based in our Sheltered Housing scheme for older people in Holy Cross Gardens and Oakwood you will ensure the smooth running of the office and scheme. Your responsibilities will include administrative tasks, dealing with residents’ enquiries, dealing with emergencies, supporting resident involvement and monitoring of repairs and contractors. You will have regular daily contact with our sheltered housing residents ensuring their needs are met and providing them with a safe well maintained environment.

The successful candidate will possess excellent inter-personal, communication, organisational, and problem solving skills and a working knowledge of the social welfare system. Previous experience of working with older people and knowledge of social housing is an advantage

Role: Scheme Manager
Role Overview: To provide and lead a consistent, through sheltered housing service to the current residents. To improve and develop the current services, provide a more face to face supportive role to customers.
To measure, review and meet the on-going, possibly changing needs and demands of the customers in Holy Cross Gardens and Oakwood.
Reporting to: Older Person Housing Manager
Key responsibilities
Providing a well-managed scheme and service
To deliver housing related support in accordance with Cluid’s Sheltered Housing Manual and other related policies
To measure, review and meet the on-going, possibly changing needs and demands of the customers in the scheme and contribute and implement change as it occurs
Understand the use of site systems and equipment, carry out appropriate checks and tests and monitor the activities of maintenance contractors
Maintain Health and Safety requirements in accordance with Health & Safety policies and the site specific risk assessment. Carry out fire alarm, emergency lighting, alarm system checks and other checks / drills to the required timescales
To work with the Housing Officer to manage the schemes effectively and supervise the activities of ancillary staff / placements or external contractors operating on the estate
To maintain accurate and up to date files on tenants and all aspects of the housing management service including logbook of incident/issues within a scheme
To ensure that communal repairs are carried out quickly and effectively
Ensure that all new residents are welcome and understand how all the services operate
To ensure the obligations of the Association and the residents as detailed in the Tenancy Agreement are adhered to and to take appropriate action where necessary
To provide access for outside service organisations that contribute to the health and well-being of residents on the scheme
Ensure that the Gardaí are aware of any criminal activity as soon as practicable and to maintain close contact with the local community Garda, the health authority et cetera
Providing support
To maintain regular face-to-face contact with tenants, identify individual needs and be aware of changes in their circumstances including medical, social or financial
To ensure elderly or vulnerable residents are maintaining their dwellings and to ensure close contact with immediate relatives.
Complete, monitor and update residents and service user Support Plans
Provide residents and service users with practical support to ensure they are maximising all welfare entitlements and services
To operate medical alarm system and liaise with monitoring company as necessary and ensure that all residents are familiar with the use of medical alarm system and door entry systems
To deal with emergencies and obtain appropriate assistance immediately where required
Provide advice on benefits, equipment and budgeting, advocacy and liaison to all residents, to include liaison with relatives
Work with external agencies and other bodies to ensure that residents and service users receive the care and support services and advice they require
To advise on Aids and Adaptations and the availability of Disable Persons Grant/Local Authority funding
To work in partnership with external care and support providers and establish sound working relationships to facilitate the wellbeing of residents and service users
To provide support to residents in handling repairs / technical problems
Ensure that a high quality service is provide at all times
Help with correspondence, including rent assessments, etc.
To ensure residents have access to information and to advice-giving agencies
Providing Leisure and Social Activities
To support, encourage and assist residents in maintaining independence
Work with residents to provide regular and varied social activities on the scheme and ensure that all are enabled to take part
To use residents skills for the benefit of the entire community
Encourage integration of residents, the scheme and its facilities in the wider community
Manage meeting places such as lounge or other facility
The organise and facilitate residents committee / consultation
