This is the 39th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees. This Newsletter will provide you with an update on things happening in our community and other information.

SOLAR PANELS COMMUNITY SURVEY

In response to several Owners asking about the ability to install solar panel systems on the roof areas of their homes, the HOA sent out a Survey Form to all 272 Owners in the community.

To date, we have received replies from 101 Owners, as follows…..

66 Owners responded YES they are in favor of allowing solar panels.

35 Owners responded NO they are not in favor of allowing solar panels.

As the result, the HOA will accept applications for solar panel system installations. The Trustees, through the Design Review Committee process, will implement guidelines to be followed by individual Owners who request to install solar panel systems on their homes. We are working on those guidelines at this time and will post them on the HOA website when they are completed.

ASSOCIATION FINANCES

The Association remains in excellent financial condition. We have the following funds on deposit with Chase Bank (as of 5/20/16)…

WINTER SEASON ENDS

The 2015-16 winter snow season started out with a lot of promise for it to be a great ski season. We were all sure that Vail was connected to the snow Gods and they would bring tons of fresh powder to the resorts.

While it was not a great year, it was not a bad year either. In Bear Hollow Village, we recorded 28 days of snowfall with a total accumulation of 106 inches. Significantly higher snow levels were recorded at the ski resort higher elevations; we love that snow on the mountains, but not in our driveways !

We used 75 tons of road salt and 249 bags of de-icer to help maintain community safety and safe passage on our roads. Our snow removal costs are in line with our budget for the year to date.

ROADWAY REPAIRS

The HOA brought in Eckles Paving Company to repair potholes and road damages at 8 different locations in the community. There is also a road repair to a portion of Cove Canyon Drive that was attempted but could not be completed at this time. There appears to be an underground spring coming down the mountain near Cove Canyon Drive creating a wet and mushy area near the road repair site. We need to allow the area to dry out before attempting further repairs. Hopefully, it will be ready by July for repair.

LANDSCAPING SEASON BEGINS

Our contractor, Red Barn Landscape, has been busy doing a thorough community cleanup from the winter months. In addition, the irrigation system is being brought on line. All Owners with an irrigation water valve inside their home have received separate Notice from the HOA to turn the valve on at this time.

All lawn areas have received a fertilization/weed pre-emergent treatment and a core aeration to help with new grass growth. All evergreen trees received a treatment to help prevent disease and infestation.

Mulching of plant bed areas has also started.

BARBECUE GRILL PROJECT / VILLAGE GREEN

We have started the work to install 2 new permanent built-in barbecue grill stations, one on each of the patio areas in the Village Green. The first step required Questar Gas Company to install a new gas line to the area.

That work has been completed. Next, our selected contractor ,Outdoor Kitchen Concepts, needs to install the grill cabinets, grills and connect them to the gas lines – that work is in progress. Summit County will then need to do inspections of all the installations and connections – and then Questar Gas needs to come back to install the gas meter and make the final connection. Red Barn landscape will then restore all disturbed land areas and finalize the project with a cleanup. We hope to have the grill areas open by the July 4 holiday.

MISCHIEF

The Trustees have received several complaints from the Office Building management, the Lodges HOA

and residents concerning young children doing mischievous things, including acts of vandalism, rock throwing, petty theft from the office building, damaging infrastructure pipes, fencing, covers, etc. Recently, 2 young boys were identified inside the Clubhouse abusing the furniture, exercise equipment and “playing with fire” in the kitchen area. Their parents were contacted and they each brought their son to the Clubhouse to offer an apology for the behavior along with an assurance it will not happen again. OWNERS / PARENTS – please take a moment to speak with your children about appropriate behavior and respect for the community. Continuing violations have stretched our tolerance to the max.

We will refer all identified acts of mischief to the Sheriff for appropriate actions moving forward.

CLUBHOUSE

We have several Clubhouse projects underway….

  • We will be adding a 3rd treadmill to the Exercise Room in response to requests / demand for the equipment. We need to install a dedicated electrical circuit to accommodate the new machine; each treadmill runs on its own dedicated line.
  • The pool will open for the season on Saturday May 21, 2016. The pool IS heated.
  • We have selected Park Bench Painting to refinish the exterior of the Clubhouse. They will be starting the work as soon as possible. It may be necessary to close the pool for some weekdays when they are working in the pool and hot tub area, for safety reasons. Signs and Notices will be posted as necessary.
  • We will be having a concrete contractor put a new non-slip surface coating on the perimeter of the hot tub and the concrete area between the pool and hot tub. The work is scheduled for June 27 (a Monday).

We are also having the stamped concrete area on the deck area and the walkway to the pool from the main entrance refinished at the same time. We will probably need to close these areas when work is in progress and maybe a second day for drying time. We will keep pool closure time at a minimum but we cannot compromise on safety. While these inconveniences will be temporary, the improvements will be permanent enjoyment for all.

TRASH COLLECTION REMINDERS

  • place Trash ONLY in the trash container provider, and place RECYCLE materials in only the recycle container provider. Mixing = no pick up.
  • only place your trash in your container, not in a neighbors container.
  • The recycle bins at the Mail Kiosk are for recycled mail only – please do not bring trash to the kiosk and put it in the recycle containers.
  • Place your address on your trash and recycle containers to help them to get back to your property.

UNSIGHTLINESS

All Owners are reminded they are responsible for the maintenance of the exterior of their property to acceptable standards. Please take a few minutes to inspect the exterior of your property, especially wood deck and stairway areas, for maintenance concerns and have them addressed.

The Trustees regularly inspect the community and notify Owners when an Unsightliness violation is apparent. Please be pro-active.

BOBSLED BLVD. POND IMPROVEMENTS

We are planning to add landscape lighting, more tree’s, shrubs and flowers to the Bobsled Blvd. pond area entry corridor. An electrician is currently working to add power outlets to the area and we will move forward

once they are in place.
