Object on the following grounds: the site plan is inaccurate as the road names shown are incorrect, the proposal would not be in keeping with the surrounding street scene, and the style and siting would be incongruous with neighbouring properties. With regard to the tree survey provided with the application documents, should the application be granted, the trees referred to should be retained and managed on site.

Object on the following grounds:

With regard to the Brook Street end of the proposed parcel 3:

·  It has been long understood that this development would not involve introducing any additional direct vehicular traffic on to Brook Street from this area where it is narrow and curved with an existing demand for on-street parking from existing residents without off-street provision.

·  There are no plans showing existing/proposed building elevations on Brook Street,

·  There are no plans showing that the Brook Street end of the proposed parcel development is elevated above existing properties on Brook Street in terms of ground level.

·  The proposed middle four houses fronting on to Brook Street are 2.5 storeys and this would have an overlooking and overbearing effect on properties across the road which are predominantly traditional low-level cottage style. There are no other existing 2.5 storey properties at this point in Brook Street,

·  The proposed middle four houses fronting Brook Street are four bedroom properties, and it is felt that two parking spaces per property is not sufficient for the number of bedrooms, there is also no provision for visitor parking,

·  The style of proposed dwellings fronting Brook Street would be out of character with the existing dwelling styles in this particular area,

·  Parking for the houses fronting Brook Street is in tandem and will cause subsequent car shuffling across the footway. There are no vision splays shown on the plans, and there would be obscured vision when driving off and on to Brook Street from these parking spaces, in particular, the spaces closest to the Stag Public House, but there would also be lack of vision of the footway from the second set of parking spaces due to the bend in the road and footway,

·  A previous nearby development, which the Town Council had concerns regarding on street parking, now has serious parking issues with vehicles parked on the roadway rather than their allotted parking spaces, and there is concern that the same situation will occur with this proposal, particularly on Brook Street.

·  With regard to the pedestrian/cycle route from the development on to Brook Street, there is no indication of a barrier to prevent dangerous access across the footway on to the roadway,

·  There are existing telegraph poles in front of and adjacent to the parking spaces fronting Brook Street which would require removal,

·  The plans show footways around the side of properties, running from Brook Street through to the rest of the proposed parcel, which could constitute a security and nuisance risk,

·  It is suggested that the six proposed dwellings fronting Brook Street are removed from the plans and replaced with public open space, which would act as a buffer zone between Brook Street and the rest of the parcel. Equivalent open space allocation could be removed from elsewhere in the parcel and replaced with the 6 dwellings to mitigate.

·  Or, if the six dwellings are to remain, they should be turned around so that the rear of the properties backs on to Brook Street with no vehicular access. The length of road these are proposed to front on to is particularly narrow at this point and also on a curve close to other narrow T junctions.

With regard to the remainder of proposals for parcel 3:

·  Focal spaces within the parcel should remain in public ownership and be passed to Stotfold Town Council to maintain along with any NEAP’s or LEAP’s.

·  The plans do not show siting of the affordable housing allocation, although it is referred to,

·  According to the plans, the bin/delivery lorry collection route is very tight and the removal lorries would mount footways when turning,

·  The Town Council has also received objection comments from local residents, and a copy of a letter of objection to the Town Council is attached to support these comments.
