Acknowledgement concerning insurance
You understand that our property and liability insurance will not protect you, your guests or any occupants against loss or damage to personal property or belongings, or cover your liability for loss or damage caused by your actions or those of any occupant of the dwelling or any guest. You understand that by not maintaining a renter’s insurance policy, you will be liable to us and others for loss or damage caused by your actions or those of any occupant or guest in the dwelling.
A major cause of loss in apartment communities is due to fire. With that in mind, please note that local fire code prohibits grilling on patios or balconies. Any grilling must be done at least 15 feet from the buildings.
Resident Resolution Policy
We prefer residents working out any issues directly with the property manager but as a company we understand that from time to time there are resident concerns that are unable to be resolved at the property level. In order to best address these concerns as professionally and quickly as possible, we have provided a policy regarding Resident Resolutions which will escalate the concern to the appropriate personnel. In order to escalate your issue and/or concern, send a detailed description of the issue to . Our goal is to provide superior customer service while following any state and federal laws as they relate to your residency per the lease agreement and addendums you signed.
General Guidelines for Resolutions
Lease Agreement and Addendum Related Issues:
Our community staff’s must abide by the language of the lease agreements that were executed at move in or renewal. Any issues related to the lease agreement will be resolved per the language of the lease. This includes, but is not limited to, lease terms, notice requirements, rent, late fees, fees assessed after move out, addendums related to pets, satellite dishes, and any other property specific legal requirement as addressed in the lease agreement and addendums. If you have any questions regarding the aforementioned, refer to your lease agreement and / or speak with your property manager before contacting Resident Resolutions. Oftentimes, the answer to your question may be found in the details of your lease agreement. If you still need resolution to an issue, email the details of your concern to .
Noise, Nuisances, and Other Violations of the Lease:
Any issues related to violations of the lease agreement, such as noise complaints against neighbors, must be handled in accordance with the lease agreement. Attempt resolution directly with the Property Manager or contact the after hour courtesy officer or local police department for immediate resolution. Report all issues direct to the Property Manager for resolution.
Issues escalated to Resident Resolutions will be directed to the appropriate party for resolution. For life safety issues, stop and call 911. For all other issues, provide all details of the issue to and respond to you as soon as possible.
Swimming Pool Rules
NO LIFEGUARD OR OTHER SAFETY PERSONNEL WILL BE ON DUTY AT THE APARTMENT SWIMMING POOLS AT ANY TIME.
The owner of this apartment community and its authorized property manager, do not and cannot assure, guarantee or warrant your safety. For purposes of this swimming pool policy, “owner” includes owner and owner’s property Management Company, onsite managers and other owner representatives. Furthermore,
· In case of any emergency, dial 911 before contacting the property management.
· Respect others by keeping noise to the minimum, cover pool furniture with a towel when using suntan oils, leave pool furniture in the pool areas, and dispose of trash properly.
· Pool is open 10 am to 10 pm.
· No pets allowed in pool area.
· For your safety and the safety of others, GLASS is strictly prohibited in the pool areas. Use plastic or paper products.
· Proper swimwear is required. A swimsuit cover-up must be worn to and from the pool area. Cutoffs may not be worn.
· Resident agrees that persons under sixteen (16) years of age must be accompanied by an adult who is over the age of 18, who is a resident or written guest of resident, and who is trained in swimming.
· No more than 2 guests per residence/household.
· Resident agrees to obey all rules and regulations pertaining to the use of the pools and agree to instruct family, children, occupants, guests, and invitees to follow and obey such rules.

Package Delivery Addendum
It is our pleasure to accept your packages from the postal service, UPS, FedEx, or other express service, and/or any and all other courier services under the following conditions:
· Packages will only be accepted if you have a signed package release form.
· The office is not responsible for C.O.D. deliveries.
· The office is not responsible for packages delivered in a damaged condition or perishable items left in office.
· Occasionally the number of packages may become too great for adequate storage in our office. At such times, our staff may deliver these packages and place them inside your apartment.
· Our staff will ask for identification before releasing packages to residents or occupants.
· You will be asked to sign a package log when you pick up a delivery.
The office is not responsible for lost, stolen, damaged or missing packages. Packages held in the office are a courtesy to the community and its residents.
Keys and Locks
The care and maintenance of the keys and locks to your apartment is of critical importance. No one should have a key to your apartment without prior notification. This includes the release of key for family, friends and delivery repair services. Management will retain a key for the purpose of any work that may be done by a maintenance staff member. Additional policies regarding keys and locks include:
Our staff will make a duplicate copy of your apartment key for a charge of $10.00. If you lose your keys or choose to have your lock re-keyed we will do so for a charge of $25.00 per occurrence.
For your safety and the safety of our employees, it is our policy that the resident must contact a locksmith during any after hour lockout. If you are locked out of your apartment home after hours, please contact a locksmith to regain entry. Our after hour maintenance service is for maintenance emergencies only and cannot provide after hour locksmith services.
Take precautions with your keys. Do not hide a key outside your home, nor give your keys to acquaintances, nor put your address on your key ring. Keep your car keys on a separate key ring from your apartment keys.
Your apartment is provided with a latch on each window and a keyless deadbolt on your front door.
We strongly recommend that your keep all windows and doors locked at all times. Immediately upon move in, check all of the above and report any broken, missing, or inoperable items.
All requests for additional keys and remote control devices must be made in writing.
