Water aerobics – usually every Wednesday evening – will be out of town so no water aerobics on the 30th
New directory – in process, should be completed in next several weeks
Jerry Royalty – New light fixture in pool area – lots of use of the grills – no problems at the pool
A red fox has been seen on the property
Many residents stated that the landscaping looks bad – trees in bad condition
Jerry Royalty ordered new grates for one of the grills and should be here any day
Mulch needs to be put down around patios
Resident asked when the paving will begin
Halls not cleaned 8402 Ambrose, also hallway to garage needs cleaning
Gap between brick and foundation on berm side, 8404 & 8402

June Minutes – Ed Yocummotioned that the May minutes be accepted, JeanieTucker seconded the motion and the motion was passed
Clubhouse Report –There are 4 rentals scheduled for June and 6 for July with 1 cancellation – there is a balance of $7,748.98 with small spending money amounting to $5.04 – bank deposit has not yet been made for the month
Financial Report – Denise Waddle passed out the financial reports – nothing major to report
There is a for-sale sign on the property – Dan Rapp is sending a letter to the resident that this is not allowed
Ralph Lynch – Asking for $20,549, Lynch countered with 85%, also asking for attorney fees but our attorney says we probably will not get these. Board decided that we want a minimum of $20,000 and are making a counter offer. This will cover our costs – Asking Mark Sandlin to try for the full amount first.
For Sale sign in window of residents unit – Letter will be sent – will fine her and put a lien on property if she does not take the sign down - $50 fine every month plus attorney fees if it comes to this
8417 #311 – Installed windows the wrong colour – told that changing will be of no cost to him but he says that will be an inconvenience – board says that he must make the change
8417 – wall repaired
Landscaping – can’t do any planting this year – major irrigation issues, need two additional meters – setting up meeting with Greenscapes at 10 am Friday and with Stemler at 9 am the same day to discuss issues with landscaping and irrigation
Pool issues – opened pool too quickly this year and did not have the proper pre-opening maintenance – not real happy with pool service – substitute lifeguards have little pool training for our site
Kat – having cleaning issues again
Bench on main road still needs repairs
Received three paving bids; Atlantic Construction - $374,477, Flynn Brothers - $346,468, Louisville Paving - $ 403,315 – Ed Yocum motioned that we use Flynn Brothers, German Dillon seconded the motion and the motion was passed
Elm trees – had Family Tree Care come and assess out Elm trees – we have 96 elm trees, 13 need to be removed – others can be treated – some limbs need to be removed from remaining trees – some need mulching (the mulch being used is the cheapest kind) – basal trunk spray $4,880 – tree removal $380 per tree
3903 – dumpster doors are bad – Dan to call – not happy with dumpster service – Dan to get bids from ID and Rumke

Maintenance Report
Painting condo door at 3909 Yardley # 208
Removed stem out of front water spicket at 8417 Ambrosse Lane – had to cut handle off to get realtor key boxes off spicket. Reinstalled stem and put new handle on
Fixed pool gate latch keeper
Rewired and rehung light fixture in garage hallway at 8504 Ambrose lane that had fallen
Putt in insulation and hanging drywall on 2nd floor hallway wall around new windows at 8417 Ambrosse
Cut hasp and lock off drop box in clubhouse – too lock to Willis Klien – had keys made for lock. Put new hasp on box and put lock back on box
Finished hanging drywall on 2nd floor hallway walls around new windows at 8417 Ambrosse. Installed corner bead tape joints and applied first coat of drywall compound
Cut off water damaged drywall ceiling and walls in storage closet #7 at 3505 Lennox View #207 – hung new drywall tape joints, applied 3 coats of drywall compound, put texture finish on ceiling
Adjusted entry door latch bolt at 8506 Ambrosse so door would close and lock
Replaced light bulb in light fixture on 3rd floor hallway next to steps at 8411 Ambrosse
Taped down loose broken tile at entry door at 8401 Ambrosse so tile doesn’t pup up until they can be replaced
Measured and picked up glass for fire extinguisher boxes at 8411 Ambrosse 1st and 3rd floor hallways, installed glass in box, had key made for boxes at Willis Klien
Replaced latch keeper on front entry door jamb at 3501 Lennox View
Sanded and pried 2nd floor hallway wells around new windows at 8417 Ambrosse
Checked leak around bedroom window at 8401 Ambrosse #205, found and sealed gaps around outside of window with silicone
Changed out broken sanitizer wipe dispenser in exercise room at clubhouse
Checked and applied graphite to entry door lock at 3501 Lennox View
Cleaned out dryer vent screen at 8400 Ambrosse #102
Checked leak in wall at 8408 Ambrosse #104 – sealed up holes in siding around gas pipe lines
Re-drilled and re-nailed corner trim on patio that was pulling apart at 8408 Ambrosse
