Basketball Goals / Basketball goals must be portable and moved to the garage when not in use. The City of Brookhaven does not allow these in the street/right-of-way.
Common Property / There is no common property in Chalfont. The HOA maintains the front landscaping, lighting, fence, and sprinkler system. If homeowners notice repairsare needed, please contact any Board Member.
All other property and fence maintenance is the responsibility of the homeowner.
Construction / ACC Form required. Be sure your contractor gets appropriate permits, Brookhaven licenses, and ask for a Certificate of Insurance for your own protection.
Construction Materials or Equipment / These must be removed within 5 business days of the completion of work. Park construction or other commercial vehicles in areas that do not block mailboxes.
Contractors / Please check out any contractor listed to make sure they are licensed or registered in the City of Brookhaven and insured. Check the Five Star Rated Companies website for vendors by category. No construction Monday through Friday before 7 am or after 7 pm and between 8 am and 5 pm on Saturdays. No construction on Sundays [Brookhaven City Code]. No contractor signs are permitted. / Five Star Rated Companies
Decks / ACC Form required. Deck repair or replacement requires contractors to get a City of Brookhaven building permit. Stain must be clear seal or neutral stain, i.e., no colored stains. / Contact a Board member for a color palate.
Drainage / Any change in drainage must be approved including installation of fences. ACC Formrequired. Owners/occupants may not obstruct or rechannel drainage flow by structures or fencing. Fences should allow water drainage below.
Driveway or sidewalk , or step replacement / Must be standard grey concrete and have fiber installed so as not to interfere with locating services; sidewalks may be of concrete, stone, brick, paved stone, or some combination thereof. Dues / $330.00 is due May 1 and November 1 and should be mailed to Chalfont HOA, P. O. Box 190781, Atlanta, GA 31119. Dues received after the 15th of May or November are subject to a $50 late fee. / Contract Tim Walsh, Treasurer if you have questions.
Fences / Appropriate construction allows space between pickets of no less that ½” and drainage below pickets to allow for flow of water. Must be appropriate to neighborhood and installed inside the owner’s lot line. Chain link fences do not meet Community-Wide Standards. Installation and stain/seal color requires submission of ACC Form. / Fence Classifications:
1. Front Fence—maintained by the HOA. Homeowners who back up to the front fence must keep 2 feet clear of plantings for maintenance of fence.
2. Side yard fences—responsibility of homeowner
3. Rear fences facing Dorby Park, Alexandria, and development on Hermance Drive are the responsibility of the owner must be maintained and replaced with similar existing or approved fence to discourage entry into Chalfont. No fence may be removed without consent and replacement.
For Sale Signs / 1. The Home for Sale sign at the entrance is the ONLY sign permitted at the front of the subdivision. If the Home for Sale sign is not up and you are listing your home, contact a Board Member.
2. For Sale signs on the property should be 24” X 30”.
3. Open house signs are permitted on Saturday and Sunday only. All other for sale or other signs will be removed.
4. If you are selling your home, please make available a copy of the protective Covenants and Bylaws for prospective homeowners.
Front door replacement / Six-panel door to be used, varying materials acceptable. ACC Form required.
Garage Sales / Permitted by written approval of the Board no more than once every 12 months.

Homeowners Directory / Copies or changes. We do not share your emails or phone numbers with anyone except the homeowners and we ask that you not provide Chalfont emails for the purpose of circularizing. Initiation Fee / New owners will be subject to an initiation fee of $250 payable to Chalfont HOA prior to closing.
Insurance Coverage / Required by covenants. HOA has liability and property insurance for the front entry and Directors and Officers and fidelity bond.
Landscaping, front and rear / ACC Form required. Get recommendations for appropriate replacement trees with turf areas that have been shaded out. Leasing / Our covenants limit the number of rental properties. The owner must be current with dues in compliance with the Association Legal Instruments or Rules.
  • You will need leasing permit approval by the Board prior to placing your property up for lease. Owners leasing property must reapply for a lease permit every 4 years.
  • Upon signing of the lease provide your contact information as well as the tenants’.

Maintenance / Failure to maintain property may result in fines or legal action. Owners must begin maintenance/repair/replacement within 10 days.

Painting / ACC Form required. Select one of the colors available from the Board; test area required. Paint a 10’ X 10’ sample for approval. No two homes across, next to, or facing may be painted the same color. Deck stain/paint colors (clear, grey, brown, or tan) available from a Board member.
Paint Disposal / DeKalb County can dispose of unused paint with their normal household garbage. The containers must be one gallon or less in size with the lids removed and the paint completely dry. Homeowners should allow the paint to air dry or add a liquid absorbing substance such as kitty litter. All paint must be completely dry.
Parking / Vehicles may not block mailboxes during delivery hours, fire hydrants, or driveways. Park first two cars in the garage; a maximum of 2 cars parked in driveways. Vehicles parked in driveways must be moved every 24 hours.
No commercial vehicles or vehicles with logos may be parked overnight in driveways or streets (Brookhaven City Code). / Call City of Brookhaven Code Enforcement for street violations at (404) 637-0570.
Pest Control / Store garbage cans inside the garage or unit. Outside locations promote rodents and other animals living in the stream buffer. Bird feeders should have a tray to keep feed off the ground and/or taken inside at night.
Pets / All animals must be on a leash and owners must clean up after pets. Pets not permitted in the backyard without the presence of the owner. Excessive barking is not permitted. All pets must be spayed or neutered and shots up to date for homeowner protection. County/City limits are 3 pets per household. No chickens or livestock or agricultural pets are permitted. Breeding of pets not permitted. Chaining or tethering is not permitted by Brookhaven City ordinance. Siding / Concrete type siding should replace Masonite siding. Use HardiePlank or similar, check their web site. Use flat siding. ACC Form required. /
Signs, Contractor / No contractor signs are permitted
Signs, Political / Only 1 candidate per sign. Signs may be posted only for 30 days prior to the election. Signs must be removed 3 days or sooner after the election.
Speed Limit / 25 miles per hour, please observe. Watch for children.
Stream Buffer / Homeowners backing up to all stream buffers behind Newbridge Trace, Bankshill Row, and Daventry Way should be aware of the ordinance prohibiting construction within a 75-foot buffer of all state waters.
Homeowners with lots extending to the stream buffer are permitted to remove dead or diseased trees, grind stumps in place, garden or landscape the area, and remove underbrush by hand. The State of Georgia Prohibits the use of machinery, building a retaining wall, pulling stumps, and installing concrete in stream buffers. You may remove invasive species (including English ivy, wisteria, and privet) but be sure the ground is stabilized first. Teardowns / Should there be a fire or other natural disaster, reconstruction is required by the Covenants within six months. Replacement structure must be similar to existing and approved by written submission of the ACC form.
Trash/Junk/Yard Equipment / Please remove immediately or store yard equipment in the garage. Storage in front, side, or rear yards is not permitted. / See below for trash pickup dates.
Trash Collection/Recycling/Yard Waste / Trash is picked up by DeKalb County Sanitation Dept. on Tuesdays and Fridays. Recyclables and yard waste are picked up on Thursday. Call for special pickup of bulky items. Special assessments are made for construction and demolition materials.
Place trash out on the day of collection and return trash cans that evening to the unit or the garage. Garbage cans may not be stored outside.
The storage of clothing, bedding, rugs, mops, appliances, indoor furniture, tools, construction materials, and other household items shall not be placed outside the dwelling. Only appropriate outdoor items such as neatly stacked firewood, potted plants, patio furniture and grills may be kept at the rear of the unit.

Tree maintenance / Pruning of trees is recommended annually and does not require ACC approval. If a tree hangs over adjacent property, the owner of the adjacent property may prune. Keep areas near your home and water meters clear of landscaping. Homeowners who back up to the front fence must keep 2 feet clear for maintenance of fence.
Tree or Stump Removal / Trees which are removed generally must be replaced by another appropriate tree. Stump removal typically required in front and side yards. Windows, Replacement / Replacement windows are now available in low-e and insulated for half-circle, sidelights, and Palladian windows.
