JOB DESCRIPTION: Premises Assistant

GRADE: Scale 3

SPINAL RANGE 14-17

RESPONSIBLE TO: Premises Manager

CONTACTS: Internal: Staff and Pupils; Parents; the public;

External: contractors; suppliers

MAIN SCOPE OF JOB: To work with the Premises Manager to

provide security and maintenance of the

premises to the highest possible standard.

HOURS OF WORK: 36 hours per week, organised as follows:

6am-2pm or 10am-6pm. These shifts could be alternated. When on the early shift the post holder will be responsible for opening the school and for closing when on the late shift.

DUTIES AND RESPONSIBILITIES

1. GENERAL

To deputise for the Premises Manager in his absence.

2. SECURITY

To be responsible for all aspects of security of the building, grounds and its contents including the opening and closing of the school when required. To be the second keyholder and respond to out of hours emergencies.

3. PORTERAGE

To assist the Premises Manager as required in the collection and distribution of post and the movement of furniture, supplies etc.

To open lockers and repair damaged lockers for pupils on a daily basis.

4. REPAIRS AND MAINTENANCE

To assist the Premises Manager in the carrying out of maintenance schedules, assist in dealing with contractors. Carry out maintenance requests as required and to assist the Premises Manager with repairs and maintenance issues.

5. CLEANING

To assist the Premises Manager in the following:

·  respond to emergencies eg flood, sickness etc.

·  remove graffiti as a matter of urgency

·  replenish toilets with supplies as necessary,

·  carry out litter collection

·  sweep regularly all outside hard surface areas including the removal of leaves

6. ADMINISTRATION

In the absence of the Premises Manager:-

·  sweep regularly all outside hard surface areas including the removal of leaves

·  Carry out weekly checks and recording such checks, of the minibus

·  Water sampling in accordance with the site management plan

·  Check boiler room areas to make sure all heating and hot water boilers are working on a

daily basis

·  Regular daily, weekly and monthly fire checks.

7. HEALTH AND SAFETY

To be aware of and abide by the School’s Health & Safety Policy, as well as all relevant Health and Safety and COSH regulations.

·  Ensure that all work carried out by the Premises staff is done with due regard to Health

and Safety requirements.

·  Act as Fire Officer for the School and arrange and monitor fire practices.

·  Test the fire alarm system weekly, ensuring any defects are dealt with, and keep a record

of same.

·  Ensure that all escape routes are kept free from obstructions.

·  Ensure that fire-fighting equipment is tested as required and located as specified.

·  Ensure that combustible materials are safely stored.

·  Ensure that dangerous substances and equipment are used and stored safely.

·  Ensure that all premises staff take every step necessary to comply with Health and Safety

·  requirements, and report all accidents.

·  Take all reasonably practicable steps to prevent accidents, e.g. arranging and assisting with

the prompt removal of snow and ice, notification and cleaning of wet floors, etc.

·  Investigate accidents and take emergency action.

PREMISES ASSISTANT - PERSON SPECIFICATION

QUALIFICATIONS

The postholder should have a good general education and be willing to learn.

EXPERIENCE

Experience of working in a school is desirable and the postholder will be expected to have some experience of building maintenance and repair.

PERSONAL QUALITIES

Personal qualities should include the following:

a) The ability to form good working relationships and show patience and tact in dealings with colleagues, young people and the public.

b) The ability to combine working as a member of the premises team with the ability to work independently and show initiative.

c) The ability to carry out instructions/complete projects within a reasonable time span.

e) It is essential to be punctual and a good timekeeper as the opening and closing of the site is the post holder’s responsibility.

f ) Willingness to attend training courses to develop skills and to enhance professional development

g) A good sense of humour.
