Architecture Review Process for the Prairie Creek Architectual Control Committee

Dear Builder,

This letter outlines the implementation of the Architecture Review Process and Deed Restrictions for the construction of new homes in the Prairie Creek Subdivision.

1.  The ACC strongly recommends the submission of a Preliminary Application prior to formal submission so as insure builders are headed in the right design direction prior to completion of the drawings. Please contact Jim Zernicke at 608-277-0795 to schedule this meeting.

2.  Please refer to the attached checklists when completing your submittals. All references are to the Declaration of Conditions, Covenants and Restrictions. Incomplete submittals will be returned.

3.  Submittals are to be turned in on any Monday by Noon in order to receive notification of approval/ approval with conditions/dissapproval by the Friday of the second week. Submittals are to include 4 copies of 11” x17”, 1 copy of quarter scale drawings, and material list of products to be used on the exterior of the building. Package to include: construction plans, specifications, elevations showing the design of all structures and a landscaping plan. If the ACC needs to make copies of the Submittals, a $75 administrative fee will be assessed.

4.  All submittals and correspondence should be directed to:

5.  The ACC will distrubute to its members a set of the package by Wednsday of the same week.

6.  ACC will meet either in person or by phone conference by the following Tuesday. If the committee feels the builder is heading in the wrong direction or not properly interpreting the Design Guidelines, the builder may be asked to attend this meeting.

7.  The ACC will respond in writing by the Friday of the second week with a designation of Approval, Disapproval, or Approval with Conditions.

It is the goal of the ACC to make the review process as efficient and productive as possible, while at the same time helping to create a sense of place at Prairie Creek. If you have any questions concerning the process or guidelines, please do not hesitate to give me a call at the above number.
