POSITION / PURPOSE:
This Individual will be responsible for the day-to-day operations.

PRINCIPAL JOB ACTIVITIES:
Plans, directs, schedules, and manages all landscaping, repairs, preventative maintenance, and construction activities.
Prepares and administers repair and maintenance budgets including major repairs and capital improvements.
Decides what operations work is outsourced versus being performed internally.
Puts contracts out to bid to insure the most competitive pricing.
Hires and negotiates with subcontractors.
Serves as a liaison between Bayer Properties and subcontractors, inspectors, and utility companies.
Coordinates and supervises activities with all contracted services to insure maximum efficiency and overall smooth operation.
Recruits, trains, disciplines and directs the daily work assignments for all maintenance personnel, including assisting in the hiring of associates and performing periodic performance appraisals.
Inspects subcontractor's work on a scheduled basis and insures all areas are clean, well maintained, in good repair, and that Bayer is receiving quality service from all vendors.
Performs hands-on general repair and maintenance activities including painting, tile repair, light bulb replacement and other responsibilities as assigned.
Follows up on all problem areas in a timely and cost efficient manner.
Prepares property inspection reports which include recommendations on additional repairs, major repairs and capital improvements.
Interfaces with Bayer Properties Construction Supervisors on the coordination of landlord and tenant construction projects. (Tenant construction, major repairs, capital improvements).
Directs work requests to appropriate subcontractor or employees in a timely and cost efficient manner.
Coordinates tenant move-in and move-out as directed by the property manager.
Investigates complaints from tenants or subcontractors regarding landscaping, maintenance and repairs, and construction issues.
Develops preventative and routine maintenance schedules.
Order equipment and supplies to support facility maintenance and repair activities.
Uses computer and appropriate software to generate schedules and updates and update work order and defect information.
REQUIREMENTS:
High school diploma or equivalent.
5+ years of operations or construction management experience with 2 years supervisory experience.
Effective verbal and written communication skills.
Must be physically able to climb and legally drive a vehicle.
Must be able to work evenings and weekends.
