Rules & Regulations
In a continuing effort to maintain a comfortable, friendly, and safe community, we ask for your assistance in compliance with the Park Rules and Regulations. We know you will take pride in your home and will help in maintaining a community that you are proud to live in. These Rules and Regulations apply to all tenants of Lighthouse Cove Lakefront Resort, their families, occupants, and guests.
The following Rules are part of your rental agreement. Please read the Rules carefully and keep them on file, as they constitute a binding agreement between you and the Lighthouse Cove.
1. Residents/Guests: The Tenant assumes full responsibility for his/her guests’ conduct and behavior, and will be held liable for any and all damages caused by him/herself, all guests or servants or others that occur within the Park. Management reserves the right to charge for unregistered guests at the rate of $5.00 per night payable by the registered owner of the trailer. Your guests are not permitted to use your trailer or swimming pool unless accompanied by the registered owner.
2. Quiet Hours: Between 11:00pm and 8:00 am. Car horns, barking dogs, loud music, wind chimes etc. are disturbing to others. Units are close to one another and during the warmer weather many sleep with their windows open, so please be considerate of other campers and keep your voice down and refrain from banging doors. Anyone under the age of 18yrs must be on his or her own site by 9:00pm
3. Parking: ONLY 2 VEHICLES PER LOT ARE ALLOWED. Parking spaces may be used only by the
Residents or persons authorized by the resident(who shall accept full responsibility) for parking of passenger cars and trucks up to 3/4 ton. All other vehicles including motor homes , ALL forms of trailers (travel and utility) must be parked in the area designated by management. Parking spaces and roadways shall not be used for repairing motor vehicles. No street parking will be allowed at any time except for approved deliveries and pick-ups. Please observe the no parking areas within the park, no parking allowed at any time on the grassed areas. Boats/trailers should be stored in designated area(North end of the field). Noisy vehicles including but not limited to motorcycles or other disturbing conveyances are not allowed in the park.
4. Lot Transfer/Sale of Trailer: No registered occupant shall sell his or her lot or assign his or her lot without the prior consent of the Landlord or his agent. The sale of your trailer does not include the lot it is sitting on. Management reserves the right to deny entry to any person. Trailers may not be rented out. An application form is available for any prospective tenant and must be completed and returned to the Landlord or his agent not less than 72hrs before acceptance of any sale.
5. Services: Residents shall not interfere or alter any of the Management’s services located on the site or in the park, including those of the swimming pool or washrooms. Residents are not permitted to interfere with the day to day operation of the parks facilities which includes the pool and washroom facilities.
6. Pets: Quiet pets under control are welcome and must be kept on a leash at all times when outside the Tenant’s home. At no time are dogs allowed to run freely in the park proper, dogs may be off leash out in the field. The tenant shall be responsible to clean up any defecation caused by that tenant’s pet. The County of Huron dog catcher will pick up dogs or pets running loose and creating a nuisance or damaging property. There is a path cut through the field where you may exercise your pet. Breeds of animals that are considered to be vicious or are restricted by any bylaw or regulatory agency will not be permitted.
7. Fires Campfires: In a properly constructed fire pit on the residents’ site only. Please do not burn garbage or yard material such as leaves, burning pressure treated wood is prohibited by law. Properly extinguish your fire – do not leave a fire unattended. Please be considerate of your neighbors.
8. Pool Rules: Guests are not allowed at any time in the pool area unless accompanied by the registered trailer owner. A parent or adult guardian must accompany children under the age of 13yrs. Please read and comply with the posted pool rules. These rules are in place to ensure everyone’s safety and in compliance with Huron County Board of Health Regulations. By using the pool you are agreeing to the posted rules. Please respect the posted designated pool hours! Your lot fee does not reflect additional facilities provided
9. Lot Boundaries: In the event of a dispute between residents, Management shall be the final arbitrators. Residents shall pay any and all costs incurred. Please do not trespass on other peoples lots or use them as a short cut.
10. Site Maintenance: Residents shall maintain their lot in good condition, grass neatly mowed. A fee of $25 will be charged if Management needs to cut your grass. Yards in general are to be kept clean and free of debris and clutter to the satisfaction of the Management and neighbors. No one may cut trees or tree limbs without permission from management.
11. Outside Water Use: Lawn watering and outside water use is restricted to the hours of 7:00am – 9:00am and 7:00 pm – 9:00pm. No overnight watering(our well water is a limited supply). Lots with even #’s may water on even # days and lots with odd #’s may water on odd #days. Check before digging – this saves costly repairs of which you would be responsible to pay. Sheds 10’ x 12’ are permitted; please check with Management on location prior to installation.
12. Garbage: Bins are for HOUSEHOLD WASTE ONLY!! YARD Waste is to be put on the compost pile at the North end of the field – (NO PLASTIC BAGS OR POTS PLEASE in our compost!) There is an area for items that can be burnt such as large branches and any wooden items. Please observe the recycle rules posted on the container; recycling in this area maybe different to your hometown. Metal items (including BBQ's) there is an area located at the north of the field for any metal objects –please do not put metal or wood in the garbage or the recycle bins.
13. Building: Some construction requires a building permit; Management is not responsible for securing permits. No trailer, tent, garage, or any other type of structure shall be used as a residence either temporarily or permanently. No building or any part thereof, shall be erected or maintained for commercial purposes.
14. Water/Sewer: Frozen water lines are the responsibility of the Tenant. Tenant must install and maintain heat tapes and /or pipe insulation on all water lines, including pipes, hoses and supply valves. For your protection we suggest all trailers should have a working shut off/backflow valve on the sewer outlet.
15. Payments: Late payments are subject to 1% surcharge monthly. Service Charges will be charged for any NSF cheque. Your lot fee does not reflect additional facilities provided such as the pool and recreation halls, these are a courtesy.
16. All complaints must be in writing.
