Step 1) Walk up and introduce yourself and ask them their name
PAUL- “Hey there, I’m Paul Esajian with CT Homes.”
KRISTI- “Nice to meet you, I’m Kristi Miller”
Step 2) Figure out their experience level
PAUL- “How long have you been in the business?”
KRISTI- “A little over a year”
Step 3) Identify their goals
PAUL- “So, how many deals are you planning on doing this year?”
KRISTI- “I am really hoping to be able to do at least 4 solid deals this year”
Step 4) Find out if they have money and how much
(first, repeat what they say)
PAUL- “Four deals huh? If I brought you a deal that made sense, how would you finance it?”
KRISTI- “Well, if the deal made sense, I would finance it with my own money”
Step 6) Tell them what you have to offer them
PAUL- “That’s awesome, I’ve been in the business for a while now and I have built up a pretty solid team. I remember when I first got started it was hard to find people that were investor friendly, not too many people were willing to open up their rolodex. I like to build mutually beneficial relationships with people and share my resources. How about I take you out to lunch sometime next week? What’s your favorite restaurant, lunch is on me”
KRISTI- “That would be great, have you been to The Fish Shop? It’s my favorite lunch spot”
Step 7) Collect contact information and rapport building information
PAUL- “I have not been there, that sounds great. Do you have a business card on you?”
KRISTI- “Of course, here you are”
PAUL – “Great, thank you! I know this is kind of random, but do you have a favorite sports team?”
KRISTI- “Eh, no – I’m not really into sports…”
PAUL – “Ha, alright... well, it was a pleasure meeting you Kristi and I look forward to having lunch with you soon!”
KRISTI- “Thank you Paul, nice to meet you too!”
