The torch has been passed and new members have entered into the leadership roles of Fairfield Plantation. We will miss the board members that left as they contributed so much to the increase in the value of our property and living experience in our neighborhood. We are, however, excited about the addition of new members and anticipate much progress toward our goals. The new board for 2014 is as follows:

We had an interesting annual meeting with good attendance. There was a presentation by Henderson Properties Real Estate Division that told us our property values are increasing which was supported by charts showing home sales figures in our area. This is a testament to the hard work that the residents of Fairfield have put into the neighborhood. We will continue to do so for the betterment of the development and the continuing quality of life. It is encouraging to note that we now have two board members from the new section. These new representatives should help invigorate our board so we can continue to do good things for Fairfield as a whole.
There was also some discussion relating to the median on Fairfield Drive. Several opinions were heard, replace fence, repair fence, tear out fence and plant shrubs, etc. The general consensus was that we are going to get input from the neighborhood as to the wants and desires concerning the median before any major changes take place.
Our Property Manager, Kara Disotel, outlined the procedure relating to Violation Courtesy Letters. She explained that the inspections are performed once a month and are totally objective in nature and no one is being singled out. To date, no hearings have been held or fines levied. The volume of the letters has decreased dramatically and the results can be seen as an improvement in the general good looks of the neighborhood.
There is no board meeting in the month of December. During the January meeting I will be asking the Board Members, what they would like to accomplish in the
coming year. This would be an excellent time for all to make their wishes or concerns known to a representative to bring to the table.

Henderson Properties receives and posts the homeowner payments for Fairfield Plantation. Any questions about your account should be directed to them. They can be reached by phone at 704-970-4155 or by email at . If you are behind on your assessment contact Henderson Properties to discuss your options.
The amount of annual dues for 2013 is $531.96 or $44.33 monthly. There is a $35.00 charge for any check returned for NSF. A monthly late fee of $20.00 is charged to accounts not current. Payments are due the 1st of each month and are late if not received in the same month the payment is due. Take advantage of the payment options Henderson has to eliminate the mail delivery issue.
The amount of the assessment for 2014 is $547.80 or $45.65 monthly. This is a yearly increase of $15.84 or $1.32 a month. No one wants their monthly household expenses to increase but the increase is necessary to properly maintain the properties that the Association owns. With the park, pool and now the pond we have great amenities that have to be maintained. Use what we have and enjoy!

THE GARDEN COMMITTEE
Now is the time for planning your garden for next year. Compost is available for mulching your plots at the community compost bin located at the park. If you are interested in a plot at the community garden , contact Vicki McGovern at 704-882-2691 .
Our next meeting will be Saturday, January 18th, 2014, 2:00 p.m. at the park pavilion.
ARCHITECTURAL CONTROL
It's beginning to look a lot like Christmas...... Our residents are putting up trees, decorating their homes and getting into the spirit of the holidays. There has been a lot of enthusiasm and hard work over this last year which has resulted in improving the general good looks of the neighborhood. We encourage all homeowners to continue process in the coming year.

There is no meeting planned for November. Questions or suggestions should be directed toward Carol Bohn or Vicki McGovern.

PARK & REC COMMITTEE
This is a slow time of the year for our committee but a good time to be thinking about ideas and suggestions for the coming year.
If anyone is interested in booking the pavilion or smoker grill for a private party, please contact Steve Rodden. There is no meeting planned for December..

THE POND COMMITTEE
The frogs have hibernated along with the members of the committee. We are thinking about the coming year, however, and are excited about the opportunity we have to greatly improve Lake William H. Trotter.
Our next meeting will be January 18th 1:00 PM at the Pavilion. Your ideas, concerns and help are welcomed. If you have any questions contact Larry Evans or Jerry Nolan.
THE POOL COMMITTEE
An addition to the Pool deck was approved by Homeowners at our annual meeting in November. This will add approximately 1,100 sq ft of additional seating space. Work will begin when the weather permits, but will be finished before the Pool opens in late May 2014.
The bathrooms at the Pool as well as other areas on the upper patio level will be painted in the Spring.
The large tree at the entrance gate of the Pool will be removed. The tree is diseased with lots of very large dead branches which have become dangerous.

If you did not have a Pool Pass in 2013, please contact Sara Pasley (704) 882-2718 and request a Pool Information Sheet. Work on the Pool Passes for the 2014 season will begin in February.
