Cleaning & Checkouts

On the day residents’ move out of the apartment/house, they will be required to do a white-glove final cleaning checkout. These are very thorough cleaning checks.

FAMILY HOUSING RESIDENTS are required to clean the entire apartment/house, balcony, garage/shed & grounds (as applicable) following the guidelines of the student housing cleaning checklist (at the end of this document). If an item is not listed on the checklist but in your apartment/house, you are still expected to clean it.

Call the office to schedule a cleaning checkout. All work must be done before the cleaning check takes place. Be sure to remove all of your belongings from the property including trash, return your keys, and give us a self addressed, stamped envelope for the deposit refund/statement.

ALL STUDENT HOUSING RESIDENTS are responsible to have the entire unit cleaned and ready for the new incoming residents for the AUGUST CLEANING & CHECKOUT.

These final cleaning checks are for everyone, whether you are moving out or staying at the unit. If you are staying, you are not required to do your bedroom cleaning, but you are required to participate in the cleaning of the entire unit’s common areas.

The cleaning checklist is at the end of this document; everything on the list should be cleaned. If an item is not identified on the list, clean it anyway.

To receive individual credit for specific jobs done, print the cleaning checklist and sign off on the jobs you do- also have your roommates sign off on the jobs they do. If there are no signatures linked with the jobs on the checklist and items fail, the entire apartment will be charged for the cleaning of failed items.

CALL US to let us know which bedroom is yours and which areas of the apartment you cleaned, especially if you are moving out early (including all your things) and will not be living at the apartment any longer. We will inspect your apartment after you have finished your cleaning assignments and have moved. (NOTE: we do a mass checkout when the contracts end and do not schedule individual checkouts.)

DEADLINE- Noon on the day your contract ends, call if you need to know what day your contracts ends.

INDIVIDUAL STUDENT HOUSING RESIDENTS WHOSE CONTRACTS ENDDURING THE YEAR, (other than during the August Cleaning & Checkout period), are to clean your bedroom, the bathroom you use, and one common area of the unit (ie: living room, kitchen, etc.; if there is only one bathroom in the apartment, it may count as a common area) that has not already been done by another roommate who has moved out recently. However, if everyone in your apartment is moving within the same time period, the whole apartment must be cleaned (see requirements for August check out listed above); the last person to leave is responsible for ensuring all areas of the unit are clean and ready to be checked.

GENERAL CHECKOUT INFORMATION:

1- Clean your bedroom and your share of the apartment (see requirements above); if you don’t select a common area to clean, you will be assigned the living room by default unless it has recently been done for check out by someone else, in which case, you will be required to do the kitchen.

2-Call our office to report the day you are moving out and give us your bedroom location, the bathroom and common area you cleaned. (Note: If a utility bill is in your name, please tell your roommates the date you will terminate the service so they can arrange for continued service in another person’s name.)

3- Remove all personal belongings, including trash, before checkout.

4- Return your key(s) to the office; leave the Mail Key in the unit (there is only one mail key per unit). Keys must be turned in within 24 hours of your checkout or you will receive a charge to your account so a key can be made for the new tenant.

5- Give us a self addressed, stamped envelope for the deposit refund. If the office is closed, you may put your key and addressed, stamped envelope in another envelope that is labeled with your name and apartment name and number on it, seal it, and drop it in the Aspen Ridge Management mailbox. If we do not receive this, we will use our envelope and stamp; $1.00 will be taken from your deposit refund to cover the cost.

6- Return parking passes that were issued to you from us when you turn in your key. If your parking pass was from another company, contact them for their requirements.

7-FOR THOSE WHO SELL THEIR CONTRACT, you are responsible to clean your room, the bathroom you used, and a common area (if your apartment has only one bathroom, it can be considered a common area); please make sure the apartment is generally clean.

8- BUYERS OF PREVIOUS RESIDENT’S CONTRACT,the agreement was between you and the seller. If the apartment was dirty and you signed the contract but did not request cleaners within 48 hours of moving in (as stated on the check-in sheet you signed when you received a key), you accepted the apartment as it was and may have to do extra cleaning to bring it up to our standards when it is checkout time.

*NOTE- If you fail to pass the required cleaning at the designated checkout time, your deposit will be charged $25/hr. per cleaner (one hour minimum) for any necessary cleaning.

Cleaning Supplies

Below is a list of suggested cleaning supplies for cleaning. Save time and energy by using the right cleaning products. Plain water will not work.

Good quality Mop, broom, & dustpan

Bathroom Cleaner - for removing soap scum & build-up on bathtubs & surrounds, use Lime-Away (turn on the shower on straight hot for several minutes while working in another area, then spray down with lime-away, let sit for several minutes and then scrub away deposits & build-up). Ajax or Soft Scrub are also good products.

Bathroom Cleaner - for toilets, use Clorox or Lime-Away toilet bowl cleaner. For sinks use 409 or Clorox Spray to bleach bathtub & shower floors and to whiten kitchen & bathroom sinks. For tough areas, use something with grit such as Ajax or Soft Scrub.

Pumice Stone - use this to remove build-up that is hardened on around faucets and drains. Sometimes you will see a gray ring of build-up around drains and faucet fixtures. This must be removed and the easiest way other than lime-away setting on the build-up is to purchase a pumice stone, this will also remove rings in toilet bowls without ruining the porcelain. (found at Wal-Mart)

Mirrors, Windows - Use glass cleaner and then wipe with newspaper or paper towel for no streaks.

Kitchen Cleaner - Use Easy-Off for the inside of ovens that are not self cleaning. For the stovetop bowls (burner drip pans), we recommend just buying new ones from the store, if you can’t afford to do that, use SOS pads to get all the black build-up off. (Usually you can find the stove bowls & rings at Home Depot, Lowe’s, Wal-Mart or the Mending Shed on State St. Before you go to the store, write down the manufacturer of the stove, the sizes of the bowls –large or small, and if they are one or two pieces.)

Microwave - If you have lots of food spattered inside, take a microwave-safe container, maybe a glass measuring cup or large microwave-safe bowl and fill it with water and put it in the microwave on high for 5 minutes. Remove the container, spray down with 409 or Fantastic and wash down, hardened on items just wipe right off.

HINTS TO HELP YOUR UNIT PASS CLEANING CHECKS

DEEP CLEAN - “White Glove” means no dirt, dust, build-up anywhere. For example, to clean the fridge, it means take out the shelves, drawers and wash from top to bottom, inside and out- don’t forget to wipe off the top of the fridge.

FOLLOW THE CHECKLIST – Use the checklist at the end of this document to know what to clean. (Remember, if an item is not on the list but in your unit, you must clean it, too!)

PASS/FAIL - Since cleaning checks work on a “pass/fail” system, there are no gray areas, it’s either clean or dirty.

CLEAN EFFECTIVELY - When cleaning a room, start from top to bottom, leaving the floors to do last. This way you are not back-tracking and cleaning areas twice, when it’s not necessary.

USE PROPER CLEANING PRODUCTS – See the suggestions above, titled Cleaning Supplies. Call the office if you need suggestions or have a “hard-to-clean” project.

PLAN AHEAD - Manage your time wisely. Make sure you leave enough time to do the necessary cleaning of your unit. Start cleaning parts of your apartment at least a week before you want to move out; see what you can do in smaller increments to save time.

3. Light fixtures- burned out bulbs replaced, light fixture cover washed (no dust or bugs). *Disregard if ceiling over 8’. Clean all light switch covers.

5. Windows, sills, tracks, and blinds are cleaned (if applicable).
6. Baseboards in living room, hall and entry have been washed.
7. Entry floor has been vacuumed/mopped.
8. Front Entrance Door has been washed down, front and back, tape and residue has been removed.
