The applicant, Farjad Zaghi, representing Deborah Ishael, owner of the premises at 71 Hicks Lane in Great Neck is seeking the following variance from the Village Zoning Code in connection with the application for a two story addition:

•§575-80: The proposed floor area is 3225 square feet, while the maximum floor area permitted is3,020 square feet. A variance of 205 square feet is required.

Case No. 2476: 68 Hicks Lane –Resolution Vote

The applicant, Edward W. Dickman, architect, representing Ari Ouriel, owner, is seeking the following variances from the Village Code in connection with an application to construct a new single family, two story dwelling with cellar.

  • §575-56: The front yard on Hicks Lane must be 30.5 feet. The proposed front yard is only 25 feet. A variance of 5.5 feet is required.
  • §575-56: The front yard on Weybridge Road must be 26.28 feet. The proposed front yard is only 25 feet. A variance of 1.28 feet is required.
  • §575-57C: The side yard must be 10 feet. The proposed side yard is only 8.33 feet. A variance of 1.66 feet is required.
  • §575-58: The rear yard must be 25 feet. The proposed rear yard is only 22.75 feet. A variance of 2.25 feet is required.
  • §575-169E: The retaining wall maximum height shall be 4 feet. The proposed retaining wall maximum is 6 feet. A variance of 2 feet is required.
  • §575-170.3 D: The electric generator must be a minimum of 20 feet from the property line. The proposed electric generator is 18 feet from the property line. A variance of 2 feet is required.
  • §575-50 – The maximum building height can be no more than 35 Feet. The

Proposed building height is 35.66 Feet. A variance of 0.66 Feet is required.

  • §575-50 – The maximum eave height can be no more be 22 Feet. The

proposed eave height is 22.66 Feet. A variance of 0.66 Feet is required.

The premises are also known as Section 1, Block 92, Lot 132 on the Nassau County Land and Tax Map, and are located in the Residence B Zoning District.

Case No. 2478: 17 Hartley Road - The applicant, Michael Nikrooz, of Circle Planning and Design, representing the owner, Hertzel Sure,is seeking the following variancesfrom Village Code in connection with the application to construct a new one-car garage. Amended drawings were submitted on November 29, 2017.

  • §575-52:The maximum building area is 1,872.00 square feet. The

proposed building area is 1,883.56 square feet. A variance of 11.56 square feet is required.

  • §575-54: The maximum rear yard coverage is 347.0 square feet. Theproposed rear yard coverage is 678.8 square feet. A variance of 331.8 square feet is required.
  • §575-56: The minimum front yard required is 25 feet. The proposed front yard is 21.66 feet. A variance of 3.33 feet is required.
  • §575-58:The minimum rear yard required is 26 feet. The proposed rear yard is 12.0 feet.

A variance of 14 feet is required.

  • §575-170.2: Outdoor compressorsmust be a minimum of 20 feet from property lines. The proposed distance from the rear property line is 17.33 feet. A variance of 2.1 feet is required. The proposed distance from the side property line is 12.66 feet. A variance of 7.34 feet is required.
  • §575-170.3: Electric generators must be a minimum of 20 feet from property lines. The proposed distance from the rear property line is 16.9 feet. A variance of 30.1 feet is required. The proposed distance from the side property line is 10 feet. A variance of 10 feet is required.

The premises are also known as Section 1, Block 115, Lot 54 on the Nassau County Land and Tax Map, and are located in the Residence B Zoning District.
