GENERAL FUNCTION:

Under the direction of the Association Property Director, and consistent with the Christian Mission of the YMCA, the Property Director is responsible for maintaining all YMCA facilities, including all property and equipment.

KNOW HOW:

To perform satisfactorily, the incumbent should bring the following skills and/or experience to this position:

●Bachelor degree from an accredited college or university is preferred or related work experience

●Minimum of 4 years of experience in maintenance, janitorial, or property management

●A strong knowledge of building and maintenance industry, repairs, equipment and special skills/supplies needed to clean carpet, floor care, etc.

●Must possess a good working knowledge of electrical, mechanical, HVAC and fitnessequipment repair

●Basic computer skills

●Good organizational skills

●Strong verbal and written communication skills

●Positive human relation skills and the ability to relate to members, volunteers, Y staff, and vendors

●The ability to represent the YMCA in a mature and professional manner

●A commitment to YMCA values, philosophies, and ideals

●Current CPR/First Aid Certification (must be done within the first 90 days of employment) and must remain current during employment

●Must have a current CDL license (must be done within the first 90 days of employment)

●Must be a Certified Pool Operator (must be done within the first 90 days of employment)

PHYSICAL REQUIREMENTS:

Walking, Sitting, Climbing, Crouching, Stooping, Kneeling, Standing, Running, Lifting (over 50lbs), Carrying, (over 50lbs), Pushing, Pulling

PRINCIPAL ACTIVITIES:

●Responsible for security and safety systems, purchasing, distribution and inventory of all necessary supplies, materials and equipment.

●Coordinates continuous inspections of the building and grounds for the purpose of cleanliness, safety, repairs, and replacement of equipment

●Respond to member comment cards that relate to maintenance and cleanliness

●Supervises the prompt repair of YMCA equipment, systems, and property

●Will assist with the yearly Annual Support Campaign

●Monitors systems for the branch that include emergency exits, lighting systems, security systems, fire alarm systems, smoke detectors, sprinkler systems, extinguisher charges and posted evacuation plan according to fire code.

●Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids, and recommend selection of contractors.

●Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds

●Ensures the proper operation of all mechanical systems

●Implements recruiting, training and evaluations of key staff

●Responsible for maintaining fiscal goals and objectives

●Attend all appropriate staff and committee meetings

●Coordinate and monitor any contract labor and/or company service to ensure time periods and contractual agreements

●Coordinate setting up of equipment as needed for board meetings, staff meetings, programs, lunches, special events, etc.

●Work second shift and cover MOD (Manager on Duty) including weekends as assign
