Small buildings solve big problems.
As homeowners and renters stay put in a flat real-estate market, they are finding needed extra space in mini-storage buildings on their property.
The advantages include the convenience of having easy access to stored items, cost savings over storage rental and insurance. The standard homeowners and renters insurance covers the building and its contents without charge. In some cases commercial storage companies rates, plus insurance, often will exceed the purchase price of a mini-building in as little as 10 months.
A Google check of commercial self-storage companies in the region showed monthly rates of $73 for a 5’ by 10’ and $235 for a 10’ by 40’ standard space. Climate controlled spaces go for an additional 40% and $5000 of insurance adds $15 per month, resulting in an annual cost of $1056.
With storage buildings costing in the range of $13 per square foot and homes and home additions going for $200 plus per foot, it is a clear answer to a space dilemma. Manufactures of storage buildings are buying lumber and other materials in advance of expected price increases due to higher fuel cost.
But storage is not the only use for these small buildings. Uses include everything from, shops, extra garage, animal shelters, sewing rooms, to the classic man cave.
These buildings can be custom painted to match the home and roofed with the matching shingles so that they blend with the property. These are not the ‘tin sheds’ of days past. They are solid buildings and can be picked up and moved when a homeowner or renter relocates, and they hold heavy snow loads and winds according to the manufacturers.
In most counties smaller storage buildings can be placed on property without a building permit. The permitting process for a home addition is both time consuming and expensive.
Clearly, for some getting the most out of our house means getting things out of our house and reclaiming that space for our living space.
