Lead Inspections:
A lead inspection is a surface-by-surface inspection of all painted, stained, varnished, or coated surfaces in a residential or commercial property.A lead inspection is designed to determine where the lead may be located, and to give a comprehensive inspection report to explain what the property owner’s options are.
A lead inspection is conducted using an x-ray fluorescent instrument, for a non-intrusive method of lead testing. Sodium sulfide can also be used for testing, in Massachusetts only.The main purpose of having a lead inspection performed is to determine where, if any, lead is located, and if it is a hazard.
Lead inspections are done to satisfy state- issued orders to correct lead hazards, as well as, for other needs for compliance, such as real estate transactions or insurance coverage concerns. Once a lead inspection is done, and the hazards have been corrected, IEE will offer a follow-up service to “clear” the property, and to issue compliance certificates. IEE also offers risk assessments, as part of the inspectional services.
Lead Determination:
A lead determination is a modified lead inspection, where only the coating that will be disturbed during the renovation or repair is tested.Lead determinations, however, do not identify hazards. Lead determinations are done only to determine if lead is present.
Asbestos Inspections:
Before work in areas containing Asbestos-Containing Materials (ACM )and Presumed Asbestos-Containing Materials (PACM) has begun; employers need to identify the presence, location, and quantity of ACM, and/or PACM therein via asbestos inspection.
The owner or operator of a demolition or renovation activity, prior to the commencement of the demolition or renovation, must have the affected facility or part of the facility where the demolition or renovation operation will occur thoroughly inspected for the presence of asbestos, including Category I and Category II nonfriable ACM.
Employers and building owners must identify Thermal System Insulation (TSI) and sprayed or troweled on surfacing materials in buildings as asbestos-containing, unless they determine that the material is not asbestos-containing through a properly conducted asbestos inspection. Asphalt and vinyl flooring material installed no later than 1980 must also be considered as asbestos containing unless the employer determines that it is not asbestos-containing. If the employer/building owner has actual knowledge, or should have known through the exercise of due diligence, that other materials are asbestos-containing, they too must be treated as asbestos.
