RENT DEED

This agreement of Rent Deed made on this the First day of March 2007 between ………., residing at …………………………………………. hereinafter referred to as the ‘Land Owner’ and Mr……….., ………………., hereinafter referred to as the ‘Tenant’.

Whereas the residential flat in the 5th Floor, C block ‘…………… more fully described under the ‘Schedule’ belongs to the Land Owner, as the same is lying vacant,

Whereas the Land Owner had agreed to rent out the said to the Tenant on a monthly rental of Rs. 10,000.00/- (Rupees Ten Thousand only) for a period of 11 (eleven) months, the Land Owner hereby agrees to let out the said flat to the Tenant on the terms and conditions agreed upon by both parties and set out below viz.,

  1. The rental agreement shall be for a period of 11 (eleven) months from the 1st (First) day of March 2007.
  1. The monthly rent payable in respect of the said flat (Flat NO. ……… ) scheduled hereunder is fixed at Rs. 10,000.00/- (Rupees Ten thousand only), payable on or before the Thirtieth day of every English calendar month. In case the Tenant commits any default to pay the rent in time, the Tenant shall be liable and the Land Owner shall be entitled for interest at 18% p.a.
  1. Under this rental agreement the Tenant should pay the advance amount before the rent in time Rs. 18,000/- (Rupees Eighteen thousand only). When the said rental period is over the Land Owner have to return the advance- amount to the Tenant. Meanwhile the Tenant has made any monthly due, the Land Owner has the full right to deduct the due amount from the advance and return the balance amount to the Tenant.
  1. The Tenant shall keep the flat in good condition and make minor repair throughout the rental period without changing or altering the nature and character of the flat.
  1. The electricity, water and common facilities charges for the flat shall be paid by the Tenant over and above the rent specified above.
  1. In case the Tenant commits default in payment of rent continuously for a period of three months, notwithstanding the rental agreement, the Land Owner shall be entitled to terminate the rental agreement.
  1. On expiry of the period of rental arrangement specified above, the Tenant shall surrender the vacant possession of the flat in good condition to the Land Owner. The cost of repairs due to damage or loss in the flat shall be deducted from the rent advance.
