Job Purpose / To provide a comprehensive tenancy support service to enablecustomers to sustain their tenancy and maximise their opportunities and improve their life chances.
Oversee the effective running of the respite centre and delivery of the company’s furnished tenancy scheme.

Main Duties and Responsibilities
1. To give advice and assistance to prospectiveand existing customers on the services provided by Six Town Housing, the Council and other agencies. Investigate any vulnerability issues, undertake pre-tenancy assessments and signpost, refer and liaise with other agencies as required.
2.Provide advice, assistance and appropriate support to help customers
sustain their tenancies and improve their life chances. Where appropriate, deliver family intervention programmes through effective partnership working and communication with schools, families and other agencies.
3 Provide welfare and debt advice, undertake trial benefit assessments,
issue starter packs and help customers maximise their opportunities
by encouraging them to take part in capacity building, training, work and
other programmes. Monitor the spend for starter packs and report back to
the Business Manager on the level of requirement.
4. To case manage and work in partnership with other agencies to ensure effective arrangements are in place to safeguard vulnerable adults and children, victims of crime and domestic abuse. To act as a ‘safeguarding champion’ for the company, including providing advice and training to colleagues on safeguarding processes and responsibilities.
5. To work in partnership with victims support, police, probation and other
partner agencies to ensure a co-ordinated and comprehensive approach
is provided to support and protect victims of domestic abuse. Address issues in relation to perpetrators, including liaising with other teams and
organisations, where appropriate.
6. To ensure the effective running of the respite centre including sourcing and replacing furnishings, ensuring gas / electrical safety checks are carried out . Reviewing procedures and forward proposals for service improvements to the Business Manager.
7. To provide a sensitive and responsive approach to ensure respite service users are settled and supported in crisis admission circumstances, including offering benefit advice and assisting with welfare benefit / crisis loan applications.
8. To liaise with other agencies to provide appropriate support during Domestic Violence criminal investigations and assistservice users with moving on to settled accommodation.

9. To investigate incidents of domestic abuse reported to Six Town Housing, carry out housing needs assessments and implement the Sanctuary Scheme, including determining the level of security required for furnished tenancies. To monitor the Sanctuary Scheme and ensure appropriate information is shared with relevant teams and organisations.
10. Provide a comprehensive furnished tenancy service to customers, encompassing all aspects of housing management, tenancy advice and allocations in accordance with legislative and company requirements, including accompanied viewings, tenancy sign ups, changes to tenancy conditions and decants.
11. Conduct bi-monthly furnished property inspections, including PAT testing and ensuring appropriate actions are taken for any breach of tenancy conditions including abandoned properties, illegal occupation and squatters. Attend court as a witness and provide evidence for proceedings where required.
12. To assist in the process of tendering for the furnished tenancy contract. To effectively manage and co ordinate contractors in the setting up of new furnished tenancies, ordering replacement furnishings & monitoring financial spend ensuring void times are kept to a minimum & customers needs and choices are met.
13. Act as Trusted Assessors to assess and prescribe solutions or basic equipment to meet the needs of an individual for furnished tenancies.
14To work in partnership with local prisons and partner agencies, including representing STH within the Integrated Offender Management framework, to help resettle, monitor and ensure appropriate support is given to ex-offenders.
15. Contribute to the development anddelivery of neighbourhood management plans to continually improve the service by identifying good practice, meeting performance management targets and delivering excellent customer service.
16. Assist with the training of colleagues and share knowledge, experience and best practice to ensure efficient and effective service delivery.

Knowledge and Experience
Knowledge of social housing provision and experience of working in a social housing environment
Experience of working in a customer focused environment with a proven track record of delivering excellent customer services.
Experience of dealing with, negotiating and developing good working relationships with customers and external contractors.
Knowledge of relevant legislation and its application related to estate management, anti social behaviour, arrears recovery and furnished tenancies.
Knowledge of Housingand Welfare Benefits and Tenancy Support options and experience of implementing them.
Experience of using PC based I.T. systems including financial spreadsheets and databases. / E
