OCCUPANCY SPECIALIST

The JCH Corporation of Metropolitan New Jersey is seeking an experienced and competent individual for our corporate office located in West Orange, NJ. Reporting directly to the Site Manager, this position is full time with potential growth and expansion within the company.The primary objective of the Occupancy Specialist is to perform all HAP duties associated with rental assistance for JCHC Affordable Housing Communities, accurately maintains all Certifications, Re-Certifications, Onsite Submissions, TRAC Audits,and Tax Credit Submission.

Qualifications:

The individual must possess the following knowledge:

  1. Must possess a minimum of a high school diploma (college preferred) plus 2-3 years’ experience.
  2. Occupancy Specialist Certification is required.
  3. Experience in Tax Credit required.
  4. Knowledge of rental assistance and affordable housing programs.
  5. The ability to read and understand technical documentation such as federal housing regulations and associated policies and procedures.
  6. The ability to perform and understand basic mathematical calculations such as fractions and percentages.
  7. Computer proficiency in Microsoft Office with the ability to learn new software packages.
  8. Extensive customer service training and the ability to handle tense situations tactfully.
  9. Skills and ability or be able to explain and demonstrate that he/she can perform the essential
  10. functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.
  11. Ability to read and write in English.
  12. Ability to multi-task and work well under pressure.

Job Functions and Responsibilities (this includes but not limited to):

  1. Works with Site Managers to assure that all interviews and process for affordable housing is completed appropriately and in a timely fashion. Processes the applications and information received from these families anddetermines their eligibilityfor the program.
  2. Verifies income, assets, medical or unusual expenses and assisted dwelling information.
  3. Enters data in computer generating rent, utility allowance and HAP calculations.
  4. Performs annual re-certification as well as computing any interim rent changes.
  5. Works with Site Managers to assure that all participants complete and sign all papers related to beginning housing assistance, interims,and annual re-certifications, explaining in terms they understand to ensure compliance withprogram rules.
  6. Processes requests for Portability (both in and out). Completes all workaccording to established JCHC standards.
  7. Establishes, maintains, and updates various logs and books,
  8. RealPage, related to the orderly maintenance of records.
  9. Ensures all computer records of all tenants on caseload areaccurate and current. Promptly and accurately maintains all file documentation.
  10. Provides all steps in Tax Credit applications and processing.
  11. Prepares monthly reports and attends meetings as necessary and required.
  12. Maintains petty cash system and food tickets
  13. Provides administrative support as needed. This includes, but not limited to answering the phone, faxing, copies, keeping meeting notes.

Position/Hours: FT with Benefits

Salary: Based on Experience.
