Trade Council Vision
Shea Homes & Trade Contractors working as partners to improve the home building process through teamwork, innovation, clear communication and injury-free workplace.
Trade Council Mission
- Provide leadership to all TradePartners® in serving their employees, customers and each other.
- Achieve quality and exceptional service by seeking and defining the use of innovative materials, labor practices and business processes.
- Foster clear lines of communication among all TradePartners® and their employees through candid and open dialog.
- Seek alignment with Shea Homes and its TradePartners® to achieve a shared vision of building the best homes.
- Promote a clear goal of having an injury-free workplace.

Partnering Mission
As a member of the Shea Homes Partnering Team, I am personally dedicated to:
- Exceeding customers’ expectations througha commitment to excellence in craftsmanship, quality, construction, and service processes.
- Improving profitability for all business partners through sound financial management and commitment to process efficiency.
- Creating a successful Team by contributing through cooperation and communication to ensure a work environment that promotes trust, integrity, mutual respect and growth of all Team members.
- Enriching our communities through individual and corporate participation in professional, civic and charitable activities.
By-Laws
- Trade Council will consist of a minimum of twelve members including TradePartners® and representatives from Shea Homes.
- The calendar year for the Trade Council will be February through January. All Trade Council meetings will have a set agenda and will not be more than two (2) hours in duration.
- Trade Council officers will consist of President, VicePresident/Secretary, and the Shea VP of Operations. The Vice President/Secretary will be elected annually by a majority of the Trade Council membership at the November meeting. The Vice President/Secretary will take on the role of President one (1) term following his/her election. A Timekeeper will be named by the Trade Council officers.
- Trade Council members will serve on an annual basis renewable by invitation of the Trade Council Officers. Trade Council membership will be determined thirty days prior to the first Trade Council meeting of the new term.
- Any Trade Council member, whether Shea Homes personnel or Trade contractor, who has more than one unexcused absence, and/or three absences, per year may be asked to resign by a majority of the Council Officers. An absence is excused when a member notifies a Council Officer prior to the meeting.
- The Trade Council will set up sub-committees, as necessary, and determine a general scope of work or area of focus for each sub-committee.
- Trade Council members are expected to participate in the sub-committees they are assigned to. Attendance will be taken for Trade Council members at the following Trade Council meeting.
- Trade Council members will bring to the Trade Council meetings ideas, recommendations, and opportunities for improvement from other Trade contractors for action or response.
