BOARD OF DIRECTORS REGULAR MEETING

NOVEMBER 17, 2016

MEETING MINUTES

I. CALL TO ORDER

A Regular meeting of the Copperfield at Tampa Homeowners Association, Inc. Board of Directors was called to order by Manny Montenegro, President, on the above date at 6:30 PM at Tampa Community Hospital Conference Facility, 6001 Webb Road, Tampa, Florida.

II. ROLL CALL

Directors Present: Arthur Fierman, Gretchel Leftwich, and Manny Montenegro

Directors Not Present: Pamela Taveras (School Function)

Also Present: HOA Manager Ron Trowbridge

III. APPOINTMENT OF DIRECTOR

The Board of Directors was previously informed that Jim Varga resigned his position on the Board. On

motion by Manny Montenegro, duly seconded, the Board unanimously agreed to appoint Joe DiLorenzo

to the Board to serve the remainder of Mr. Varga’s term which expires in 2019.

IV. READING AND APPROVAL OF PRIOR MINUTES

On motion made, duly seconded, the Board unanimously waived the reading of the October 19, 2016 Regular Board Meeting minutes and approved the minutes as presented.

V. FINANCIAL REPORT

It was noted that the Board was previously provided financial reports for the monthly and year to date

period ending October 31, 2016. The Manager reviewed the reports with the Board and updated the

Board on collections.

VI. MANAGER’S REPORT

A. Common Grounds: The Manager updated the Board on common grounds maintenance. Perimeter wall repairs from the auto accident are nearing completion. As of yet, there has been no settlement with GEICO, the vehicle owner’s insurance carrier. The County has informed the HOA that a back flow prevention device on the irrigation system requires replacement at the South Hanley entrance. A quote for $ 1681 has been obtained and the time sensitive work is scheduled to comply with the County citation.

B. Enforcement Matters: The Board reviewed the current deed restrictions violation list presented by the Manager and was updated on pending legal enforcement actions. Directors advised Management of Board observed violations.

C. General: Contact with the adjacent shopping center owners regarding poor maintenance issues remains elusive.

VII. OTHER REPORTS

A. Website: There was no update.

B. Welcome Committee: There was no update.

C. Yard of the Month: Committee Chair Gretchel Leftwich announced 7049 Hollowell as the November

winner and provided a list of summer month winners. They included 8709 Osage (June), 7208

Hollowell (July), 8722 Lindenhurst (August), 8710 Somersworth (September), and 8728 McAdam

(October).

D. Newsletter: A fall newsletter is planned. Additional input from the Manager is pending.

E. Street/Easement/Storm Sewer Collapse: The County has begun work on the storm sewer collapse.

VIII. UNFINISHED BUSINESS

There was no unfinished business

IX. NEW BUSINESS

A. The Board approved obtaining additional Holiday decorations, perhaps wreaths, for the entrances.

Manny Montenegro will coordinate nominal purchases as necessary.

B. The Board approved the home repaint request from 8734 Osage.

C. There were no homeowners in attendance.

D. The next meeting of the Board of Directors is scheduled for Wednesday, January 18, 2017. There will

be no December meeting due to the Holidays.

X. ADJOURNMENT

There being no further business, the meeting was adjourned at 7:002 PM.
