Short-Term Rental Agreement

509 Abeyta, Santa Fe, NM

This agreement, entered into this the ___day of______2009 by and between Kevon Zehner (Lessor) and ______, (Lessee) for house located at 509 Abeyta, Santa Fe, NM 87501

The Parties agree to the following terms:

·  The lease agreement will be in effect from ______to ______.

·  The lessee agrees to pay a rate of ______per day for a total of ______, payable in full on the first day of occupancy.

·  The Lessee shall not violate any city ordinance or state law in or about the premises. This includes but is not limited to drug use.

·  The Lessee shall not smoke in the house but may smoke on the back porch.

·  The described premises are leased furnished. Lessee agrees to take good and reasonable care of all furnishings and report and pay recompense for any damage, breakage, or loss to the furnishings of the house resulting from the actions of the lessee during the tenancy.

·  The Lessee agrees to pay back to the Lessor any damages caused by a breach of this agreement. If legal action must be instituted by the Lessor, Lessee agrees to pay all costs, expenses and to pay all attorney’s fees, as the court may affix.

·  The house will not be inhabited by more than 6 people.

A deposit of 25% of the total rental amount, ______, is required in advance to reserve the house. The deposit will be applied to the weekly rental and is refundable under the following guidelines: In the event that the Lessee cancels this agreement less than 30 days but more than 14 days in advance, the deposit less 50% will be returned. If Lessee cancels less than 14 days in advance the deposit will be forfeited.

A one-time cleaning fee of $100 applies for this rental. If excessive cleaning is needed to return the apartment to original condition, the Lessee agrees to pay the full amount of this cleaning.
