JOB PURPOSE: /
  • Provide an excellent high quality caretaking service to our tenants
  • Attend to Emergency calls when required
  • Provide an on-site liaison service to tenants ensuring that good customer service is given at all times.

KEY RESULT AREAS / MEASURES OF SUCCESS / PERSON REQUIREMENTS
  1. Provide an efficient and effective caretaking service.
  2. To attend quickly and effectively to emergencies as required during the working day.
  3. To ensure that all communal areas inside and outside are kept clean and tidy and safe from any obstructions.
  4. Supervise contractors on site when they are carrying out tasks for bpha such as grass cutting, window cleaning and repairs.
  5. Be responsible for on-site health and safety inspections/issues including keeping up to date logs for fire testing, fire equipment, lifts breakdowns, legionella and any other testing that may require doing on an ad hoc basis.
  6. Responsible for general site security reporting repairs and maintenance issues.
To carry out general basic maintenance as and when required such as changing light bulbs, reading meters, adjusting time switches. / 1.Blocks are cleaned to a high standard
2. Avaliabilty to respond quickly to any problems on site and deal with them accordingly.
3. Ensure contractors carry out a professional right first time job.
4. All health and safety documentation is up to date and available when requested.
5. Customer satisfaction is met. /
  1. Cleaning & Caretaking experience including the ability to use heavy machinery.
  2. A good team player with a flexible attitude to working hours.
  3. The ability to work on your own initiative and make decisions about matters within your working environment.
  4. The ability to carry out health and safety inspections and checks and ensure all records are kept up to date.
  5. Demonstrate good customer service skills with a sympathetic but firm approach.
