1) SMOKING: Smoking on the premises, inside or out, is a material violation of this lease agreement and is expressly prohibited. If the tenants or their guests smoke on the premises at any time during the tenancy, tenants forfeit their deposits and may be evicted. Vaping and e-cigarettes are considered smoking and are also prohibited.

2) Fire / Electrical hazards – To reduce the risk of fire, all burning is prohibited. Tenants agree not to burn candles or incense, and not to smudge a room. Tenants also agree not to use electric space heaters, not to put refrigerators in the bedrooms, and to replace all light bulbs with bulbs of 60 watts or less.Tenants are advised that the fireplace is out of order. Tenants agree to NOT burn anything in the fireplace at any time. These hazardous practices are a material violations of the lease. Tenants may be evicted, or lose their deposit, or both.

3) LEAD: Housing built before 1978 may contain lead based paint. Lead from paint, paint chips and dust can cause health hazards if not managed properly. Lead exposure is especially harmful to young children and pregnant women. Before renting pre-1978 housing, owner will disclose the presence of lead based paint hazards in the dwelling. Owner IS NOT aware of any lead based paint hazards on the property.

4) JOINT LIABILITY: All tenants signing this agreement shall be jointly and severally liable for any and all financial obligations contained herein.

5) NO CARPET CLEANING: Tenant SHALL NOT hire a professional carpet cleaning service or use rental carpet cleaning equipment on premises. Tenants will vacuum carpets regularly and have them well vacuumed at move out.

6) LANDSCAPING: Tenant shall not maintain landscaping, or plant plants, or remove plants, without Owner's prior written consent.

7) VACATED UNIT. If Tenant vacates unit prior to the end of the rental period, Tenant permits owner or his agents to enter the premises to prepare unit for next tenancy.

8) DEPOSIT REPAID ON SEPARATE CHECKS, or single check(?):

9) STORAGE: Tenants agree to not use common areas, decks, or laundry rooms for storage of personal effects, including bicycles. Potted plants and metal legged furniture are not permitted on decks.

10) DECK NOISE: Since the rear deck is also the ceiling of the downstairs living space, it is critical to maintain quiet during late evening and early morning hours. Tenants using the deck between 9PM and 7AM agree to wear soft soled shoes (sneakers, athletic shoes, etc.), to walk softly, and to NOT bounce, drag, drop, or bang anything on the deck or deck rails. Tenants agree to not make any noise on the deck that disturbs the downstairs occupants.

11) NOISE: The noise level from any source, including but not limited to radios, stereos, conversation, televisions or musical instruments, must not be heard outside by neighbors, passersby, or the landlord or his agents at any time during the tenancy.

12) NOXIOUS SMELLS: Tenants agree to use ONLY unscented products/chemicals, especially dryer sheets, laundry soap, etc.

13) LICENSED BROKER DISCLOSURE: Tenants are advised that the owner/manager is a licensed Real Estate Broker in the State of Washington.

14) TRASH: Tenants agree to properly dispose of all trash, rubbish, garbage, and other waste at reasonable and regular intervals and to comply with trash and recycling procedures. Tenants shall pay out of their deposit, any extra trash charges, or dump run charges, including reimbursement for owners time at a rate of $75 dollars per hour.

15)FEES and DAMAGE DEDUCTIONS – REPAYMENT: Late fees, trash fees, damage repairs, etc caused by the tenant during the lease period shall be due with the rent payment for the upcoming month. (For Example, February late fees are due March first).

16) GARAGE ACCESS: Tenants will park at lease six feet away from the garage door and will not block access to the garage.

17) PROPERTY CONDITION REPORT: The property condition report will be written and signed by the parties, at the walkthrough, at the beginning of occupancy.

18) END OF LEASE RENT PRORATION: If a lease for a fixed period expires before the end of the last month, rent for the last month shall be prorated.

19) MOLD: Tenants acknowledge receiving a copy of the publication “Got Mold? Frequently Asked Questions About Mold”.

20) FROZEN PIPES: Tenants agree to leave the furnace "on" over Christmas break with the temperature at 60 degrees or higher to keep the house from freezing.

21) RENEWAL NOTICE: By April 10th, Tenants agree to inform Landlord, in writing, whether they intend to renew their lease for the following year. Lack of notice from the tenants shall be construed as intention to vacate at the end of the lease. Tenants authorize the landlord to show the property to prospective tenants starting April 10th.
