Introduction
Laurel Cottage is a stone built converted barn. It is accessible by farm track to its own parking space, down ... steps beside its private garden, up one step into living accommodation. There is also a ramp for wheelchair access through back door. the garden is wheelchair accessible and has railings for small children.

• The nearest town, Peasedown St. John is 3/4 of a mile away, 15 minutes walking uphill. Regular buses leave from there to Bath, Radstock, Midsomer Norton and Wells.

• The nearest bus stop is Peasedown St. John - Red Post Inn for buses to Radstock, Midsomer Norton and Wells, or Ashgrove for buses to Bath. See Directions on Laurel Farm website - Ashgrove is at the top of Keels Hill (10-15 mins walk downhill to Laurel Cottage)

• We can collect guests from Bath Spa mainline train station, 6 miles away by arrangement. Trains 1 hour 20-30 mins from London / 10 mins from Bristol Temple Meads, usually hourly.
• Shopping can be ordered in advance (Monday for Friday delivery) from Roger White at Somerset Local Food Direct 01458 830801
• Public toilets in Peasedown (3/4 mile away) are in the car park behind Bath Road

• We offer very family friendly accommodation. Living accommodation comprises 2 bedrooms are upstairs, bathroom downstairs, open plan kitchen/ dining/ living room.

• The car park & driveway surface is compacted hardcore gravel. There is rear access to vehicles once parked

• From car park, descend 11 paved steps to patio, up one step from patio to main door of cottage
• Wheelchair access is by back door: from car park around cottage's walled garden, down gentle gravel slope and up ramp (over one step)

• The staircase comprises 12 steps, including one large first platform, then the next 2 turn 180 degrees to the left
• Once upstairs, the two bedrooms and landing are all on one level. The flooring is oak

• Downstairs is all on one level with sandstone flooring.

• Living, dining and kitchen area are open plan in an L-shaped space. The living and dining area measure 5.7m across by 4m wide in living space; dining and kitchen areas measure 7.6m long by 2.8m wide at kitchen end.

• There is a wood burning stove in the corner of the living area, on one step. Logs can be found in the garden shed.

• There is a TV & DVD player with remote controls and CD player and radio.

There is a lawned area ... with beds on two sides and railings on the cottage side ... above the patio. There is a table and 6 chairs. A shed contains logs for the wood burning stove in the living room - help yourself, we can provide more if required
• The garden is lit by solar lanterns at ground level. There are torches in the under stairs cupboard
• Laurel Cottage is set within a 7 acre smallholding
• Feel free to explore the field, ponds, spring, woodland and meet the pigs, sheep and hens
• The paths are grassy and up hill
• Please leave gates closed and only open if accompanied by your hosts Ross and Emily

• Both bedrooms are upstairs, oak floored and adjoin landing 90 cm wide
• Both bedrooms are under the eaves: the larger bedroom (to right of landing) measures 3.9m by 4.6m, the second bedroom measures 3m by 3.4m

• Both bedrooms have fitted wardrobe and dressing table.
• Both bedrooms have super king size beds which can split into twin divan beds

• There are velux rooflights: one large in each bedroom as well as oak framed windows overlooking fields and houses and one medium sized one over the landing

• There is one oak step into the bath and the shower once inside bathroom

• The kitchen work surface is 92cm high and 60cm deep. The sink and hob are also at 92cm high. Above the hob is an extractor unit. A microwave is also available.
• The electric double oven can be accessed from both the front. The oven door grill is 120cm high and the main oven door shelf is 78cm high. The fridge is under the work surface with the 4* ice box at 64cm and the highest shelf being 47cm.
• The kitchen is lit by two separate sets of spotlights. The flooring is sandstone.

• One or two well behaved dogs are welcome by arrangement. One dog bowl is provided. There is a labelled dog poo shovel in the shed: please ensure all dog poo is removed and disposed of in bags (in kitchen drawer) directly into outside bin
