Notice of Contract to enter into an agreement to carry out works,

where public notice is required, under Section 20 of the

Landlord and Tenant Act 1985 (as amended by the Commonhold

and Leasehold Reform Act 2002).

REFURBISHMENT, REPAIR AND IMPROVEMENT WORKS TO THE ASHMOLE ESTATE INCLUDING BLOCKS, COMMUNAL AREAS TO BLOCKS AND EXTERNAL AREAS

Property: All Leaseholder Units – Bannerman House, Claylands Road, Elias Place, Hanover Gardens, Meadow Road, Shrewsbury House, Sirinham Point, Stoddart House, Wisden House, Meadow Road, Ashmole .

This Notice

Metropolitan Housing Trust (MHT) is your landlord and we write in this capacity. Landlords must serve notice on leaseholders before entering into any works contract, to which each individual contribution towards the costs may exceed £250.00.

This notice is served on you in accordance with Section 20 of the Landlord and Tenant Act 1985 (as amended by the Commonhold and Leasehold Reform Act 2002).

Notice of Intention

This notice of contract is given following the Notice of Intention to carry out works that was issued on Friday 3 September 2010. The consultation period in respect of the notice of intention ended on Monday 4 October 2010. Observations from four leaseholders were received in respect of the Notice of Intention. MHT responded to these leaseholders individually and a summary of the observations received was sent to all leaseholders on 20 October, 2010.

Contract Proposal

We have now prepared a proposal in respect of the notified works based on the tenderswe have received. A summary of the tender process is appended to this noticeand a copy of the full proposal may be inspected by appointment, Monday to Friday, between the hours of 9am and 5pm at:

A statement of the estimated costs, with respect to your property, is appended to this notice. This statement is not a bill or an invoice.

Making Written Observations

MHT invites leaseholders to make written observations in relation to any matter mentioned in the proposals set out in this notice.

All observations must be received within the consultation period of 30 days from the date of this notice. The date of this notice isTuesday 28 June 2011.

The consultation period for observations will end onThursday 28 July 2011. All observations must be received by 5pm onThursday 28 July 2011. Any observations received after this time will not be considered.
